Construction activity continues to remain active in Northwest Atlanta as developers seek opportunities in the under-supplied submarket.

Key Takeaways

  • Northwest Atlanta finished the year with 100,000 square feet of industrial space absorbed in the fourth quarter. This brought the year-to-date total to 854,000 square feet making it the fourth consecutive year of occupancy gains.
  • Vacancy increased the most of any other submarket this quarter, mostly due to the delivery of Building Two at Georgia North Industrial Park; a 770,000 square-foot speculative distribution center.
  • Construction activity continues to remain active in Northwest Atlanta as developers seek opportunities in the under-supplied submarket.
  • Overall, rents have maintained a steady, upwards trajectory over the course of the year. Warehouse rents in the submarket took a slight dip in Q4, but are still up 45 basis points (4.5%) over last year.
  • Activity is expected to remain steady for Northwest Atlanta. It is likely to see yet another year of positive gains in 2020.
