Colliers Represents Strategic Capital Partners in the Sale of a Small Bay Industrial Complex in VA

Chantilly, Fairfax County, VA – Leading global commercial real estate services and investment management firm Colliers is pleased to announce it has represented Indianapolis based Strategic Capital Partners in the sale of Northridge at Westfields located at 15002, 15004 and 15006 Northridge Drive in Chantilly, Fairfax County, VA.

The Colliers Capital Markets team of Michael Blunt and Clay Ellis along with Colliers debt & structured finance specialist, Erik Binkowski, provided industrial expertise and exclusive representation to the Seller. Adler Real Estate Partners purchased the property.

Northridge at Westfields is a rare, Class A small-bay industrial complex totaling 99,464 square feet. Developed by Duke Realty in 2005, the property contains Class A physical attributes including 18’ clear; brick and tilt-up construction; 42’ x 30’ column spacing; and 90’ building depths. The property is also divisible into units of 3,780 square feet with the potential to have two dock doors per unit. Northridge at Westfields is the only Class A single-story, small-bay property built after 2005 in the coveted western half of Westfields and located within one-half mile from the National Reconnaissance Office (NRO).

Most of these tenants have occupied the property for ten years or longer, and Aerospace expanded when it recently extended its lease.
