Located in the Vibrant Baltimore-Washington Industrial Corridor, this 58,883 Square Foot Industrial Building is 82% Leased to Vision Technologies

Glen Burnie, Anne Arundel County, MD – Leading global commercial real estate services and investment management firm Colliers announces it has facilitated the sale of an industrial building in Glen Burnie, Maryland to Faropoint, a leading real estate investment firm focused on last-mile industrial properties in high population growth markets, for $10 million. The Colliers Industrial Capital Markets team of Executive Vice President Michael Blunt and Senior Associate Clay Ellis, along with their colleagues Senior Vice Presidents Thomas Gentner, Brian Watts, Brian Siegel, and Vice President Jason Sullivan, provided industrial expertise and exclusive representation to the seller, a private investor.

6704 Curtis Court is a well-located, 58,883 square-foot industrial building situated on 5.38 acres of land. The building is 82% leased to Vision Technologies on a long-term basis and serves as its corporate headquarters. Vision Technologies is a national integrator supporting Fortune 500 and hyperscale data center customers with onsite IT Support, Audio Visual and Security Systems, and the design and installation of low-voltage cabling systems. The building received a $4 million renovation in 2020, which not only substantially upgraded its overall quality, but also created a 10,800 square-foot vacant suite for the new owner to lease-up and use to increase their overall investment yield.

“Despite recent market volatility, industrial assets, especially those with the ability to increase yield through leasing strategies, are still in very high demand. Industrial leasing fundamentals, and investor confidence in them, remain strong which has placed an emphasis on investment opportunities with leasing upside potential.”

Michael Blunt, Executive Vice President, Colliers

Centrally located within 1.5 miles of I-695 (Baltimore Beltway) and I-895, as well as within five miles of I-97 and Baltimore-Washington Parkway (MD 295), access to the property is outstanding. 6704 Curtis Court also has immediate proximity to the Port of Baltimore (15 miles) and BWI Thurgood Marshall Airport (10 miles). The building itself benefits from extremely functional design specifications including 20’ clear, two loading docks (with the potential to add more loading positions), and heavy power, as well as an expansive truck court and parking area given the property’s 25% building coverage.
