Colliers represents landlord in Tampa’s largest industrial lease of 2021

Gopher Resource LLC leased 206,382 square feet in a warehouse in the East Tampa submarket

EnviroFocus Technologies LLC, doing business as Gopher Resource LLC, has leased 206,382 square feet in a warehouse at 1820 Massaro Blvd. in the East Tampa submarket. This is the largest industrial lease transaction in Tampa in 2021.

Robyn Hurrell and Oliver de la Croix-Vaubois of Colliers represented the landlord, 1820 Massaro Boulevard, LP, in the lease transaction. Kostas Stoilas of Fortress Commercial Real Estate represented the tenant.

With this new facility, Gopher Resource will evaluate opportunities to consolidate their operations from two other nearby properties – located at 8800 Adamo Drive and 5000 N Falkenberg Road.

Gopher Resource is a national environmental solutions provider that focuses on recycling lead-based batteries throughout North America. Operations at the warehouse at 1820 Massaro Blvd. will involve receiving raw batteries and distributing them to a recycling plant.

Key highlights of the warehouse at 1820 Massaro Blvd. include outside storage capabilities, excess trailer drops for overflow parking, excellent access to major thoroughfares and four points of ingress and egress.

“1820 Massaro is uniquely positioned in the market as the only existing warehouse with cross-dock vacancy among both Class A and Class B industrial assets,” said Hurrell.  “This property caught the eye of many occupiers seeking trailer drop positions and potential areas for outside storage.”

Since the mid-2000s, Refresco had occupied 75% of the warehouse, until vacating in December 2020. In January 2021, upon Refresco’s vacating the property’s 310,629-square-foot unit, Colliers secured two short-term leases for the property.

“We were proactive in our leasing initiatives and employed strategies to keep asset cash flow fairly steady with short-term leases until we could secure a long-term lease like that signed by Gopher Resource,” Hurrell said.

Colliers continues to market the additional leasing opportunities at the property.

Ryan Vaught

Ryan Vaught joined Colliers in 2018. His real estate practice focuses on consulting with industrial developers and investors throughout the country.


Prior to joining Colliers, Ryan was a Senior Vice President with JLL where he led the industrial services platform in Tampa, FL. Before relocating to Florida, Ryan was with Brixton Capital, a private equity investment firm located in San Diego, CA.
