Colliers Locates New Headquarters for NIO USA

NIO will consolidate US research, innovation and digital development centers into a 201,500 square-foot facility in San Jose

Silicon Valley, Calif. January 13, 2022 – Colliers, a leading diversified professional services and investment management company, has facilitated the lease of a two-story, standalone office headquarters in San Jose to multinational, smart and connected premium electric vehicle manufacturing company NIO USA, Inc. Located at 3151 Zanker Road, NIO will lease the 201,500 square-foot building for ten years, utilizing the property as a Research and Innovation Center that will support a variety of functions for the company including research and digital development, testing, assembly, warehousing and operations.

Colliers brokered both sides of the deal. Michael Rosendin, Craig Fordyce, Shane Minnis, and Ryan Ward represented the landlord, Zanker Road Partners, LLC, an affiliate of Los Angeles-based Oakmont Corporation. Toomey, Jere Hench, John McMahon, and Sean McMahon represented NIO.

3151 Zanker Road was originally constructed in 1990 and underwent significant interior and exterior renovations in 2020 including a new lobby and front façade; a complete rebuild of the rear café space that involved the installation of an outdoor deck adjacent to the café and sliding glass doors; second-floor exterior balconies; new landscaping and stone paving; and a new highly visible monument sign facing the heavily traveled Montague Expressway. The building is suited for both office and R&D use. In addition, a portion of the first floor serves as a shipping and receiving area.

The building is surrounded by 1.2 acres of amenities and features full-sized basketball and tennis courts, a half basketball court, a sand volleyball court and an amphitheater. Other on-site amenities include a fitness center and indoor racquetball court.

The property is near several industry-leading technology companies such as Western Digital (formerly SanDisk), Google, Samsung, PayPal, Cisco and Microsoft and one block away from the Santa Clara County VTA Light Rail stop. Interstate 880 and highways 237 and 101 are also easily accessed from the property.

Craig Fordyce

Over his thirty-eight year career, Craig has negotiated in excess of a two thousand transactions worth over $15 billion in consideration. Craig specializes in providing leasing, selling and consulting services to tenants and institutional property owners.

Craig is a member of the Association of Silicon Valley Brokers (ASVB) and of the Society of Industrial and Office Realtors (SIOR).

Shane Minnis

In case we haven’t met, my name is Shane Minnis and I specialize in providing leasing, selling and consulting services to corporate real estate occupiers, tenants and real estate investors in the Silicon Valley with a focus on office, R&D and industrial assets.

Over my tenure with Colliers International I have been involved in the completion of over 251 lease and sale transactions, with total square footage over 9.6 million square feet and total consideration in excess of $2.1 billion dollars.

My CRE career kicked off in 2009 at Colliers International working under the mentorship of two hall of fame brokers, Mike Rosendin and Craig Fordyce, whom I continue to work closely with today.

I'm a Silicon Valley native, born and raised in San Jose and currently reside in Willow Glen with my wife (Kat), three daughters (Sophia,  Olivia Rose & Reese) and our dogs.

Santa Clara University is my alma mater where I received my bachelor of science in commerce, majoring in finance and management. Throughout my collegiate years I was a member of Pi Kappa Alpha, holding leadership roles on the executive board while also training with the SCU boxing and rugby teams. My junior year I had the opportunity to study abroad for a semester in Barcelona, Spain where I experienced the diversity of European cultures while broadening my own view of our globalized world.

As a Silicon Valley native, I graduated from Saint Francis High school where I played football and wrestled.

When not in the office, I spend my time with family, friends and clients - exploring culinary experiences, enjoying a dram of whiskey, exercising, engaging in the local community or celebrating a local country concert.
