East San Diego Property Sells for $2 Million

An apartment property located in East San Diego was sold of $2.01 million on June 16. The property was purchased by Leahigh LP from seller, Bulldozer 27 LLC.

The property was sold by a private trustee and the heirs of the recently deceased owner.

The sellers were represented in the deal by Corey McHenry and Peter Scepanovic with Colliers International in Carlsbad. The property was sold for roughly $182,727 per unit.

Originally listed for $2.5 million, the property was sold at a 19 percent discount, or roughly $485,000 less than listed. The property was on the market for 41 days.

Comprised of 11 units, the property features a mix of one- and two-bedroom units, which average roughly 690 square feet. The two-building property is ranked as a two-star, low-rise apartment and features 12 surface parking spaces, a pair of one-car garage spaces and three two-car garage spaces.

The property features laundry facilities on site. Located at 3738-3740 Van Dyke Avenue, the buildings sit on 10,454 square feet of land near Interstate 15 and City Heights Weingart Library.
