Colliers Arranges $24.5 Million Sale of San Diego International Center

Otay Mesa industrial warehouse sells off-market in a 1031 Exchange

San Diego, Calif., April 20, 2022 – Colliers today announced the sale of San Diego International Center, a 106,607 square-foot industrial warehouse located at 2323 Avenida Costa Este in the Otay Mesa submarket. The transaction occurred off-market, wherein Colliers’ executive vice presidents Mark Lewkowitz and Chris Holder represented the seller, CAN Holdings LLC, reaching a $24,500,000 deal—approximately $229.82 per square foot.

Southern California-based Greenlaw Partners acquired the property in a 1031 Exchange, represented by VOIT’s Mike Mossmer and Pat Connors.

Built in 1999, the multi-tenant building sits on a 5.82-acre lot in the California Enterprise Zone, accessible to the southbound truck route and the future SR-125 and less than one mile from the Mexico border crossing. The Class-B building features corporate image architecture with extensive window lines, a 28’ clearance, 40 dock doors, ESFR sprinklers, 8-inch thick concrete floors, a 170’ shared truck bay, and heavy power.
