Village on the Creeks in Rogers changes hands for $32.32M

A new real estate fund led by four notable leaders in Northwest Arkansas has closed its first acquisition for $32.32

OZRE Capital is the new owner of a large portion of Village on the Creeks, a 40-acre commercial development along interstate 49 in Rogers. The real estate fund is managed by Steve Brooks and Conner Eldridge, partners with Rogers law firm Eldridge Brooks, and Tom Gordon and Greg Smart, founders of Fayetteville-based restaurant chain Slim Chickens.

Little Rock-based Encore Bank backed the purchase with a loan and mortgage of $24.24 million. The seller was represented by Kevin Huchingson, Isaac Smith and Steve Lane with Colliers International Arkansas.

Steve Lane’s professional career spans three decades and covers a wide variety of commercial real estate disciplines including corporate real estate, land development, sales and leasing, structuring investments, and asset management. 

Lane began his career in Arkansas in 1992 with Walmart Stores’ Real Estate Department, where he became a top producer.  After leaving Walmart to pursue shopping center development, Lane served as a Vice President for a national Real Estate Investment Trust (REIT) before forming a brokerage business in Northwest Arkansas.

Lane merged his brokerage firm with Colliers International in 2004 and currently serves as Managing Director of the Northwest Arkansas office, where his responsibilities include the overall financial performance of the office as well as his personal brokerage.  He has received the Everest Club designation from Colliers multiple times, which recognizes the top 10% of all Colliers commercial real estate brokers throughout the United States.  His personal brokerage focus has been in retail, specifically shopping centers, and he has represented Ross Dress for Less stores in multiples states for over 15 years.  Lane currently has a strong focus on sponsoring investment groups to pursue Northwest Arkansas opportunities. 

Lane has been active in the nonprofit world and has served on the charitable boards of the Bentonville Public School Foundation, has been a fundraiser for Court Appointed Special Advocates (CASA), and has served on the board of Excellerate Foundation for the past seven years as well as two years as Chairman.  Lane has also served as a member of the Federal Reserve Bank’s Eighth District Industry Council as a real estate advisor.

Lane holds a Bachelor of Science in Civil Engineering degree from the University of Missouri.  He lives in Rogers with Kim, his wife of 26 years, and their two children Sophie and Mason, where they are active members of Central United Methodist Church.

Kevin Huchingson

As Chairman and CEO of the Colliers | Arkansas office, Kevin oversees company management and client development/retention. He is active in industrial, office and investment brokerage and also handles consulting assignments for individual and corporate clients. After receiving his MBA in 1993, Kevin joined the brokerage department of Barnes, Quinn, Flake & Anderson, Inc. He became a Principal in 1997, was elected President and CEO in 2002 and was named Chairman and CEO in 2017. Kevin has guided the firm through four mergers: with IBR Real Estate, Inc. in 2003, Lane Real Estate Services, Inc. in 2005, and Irwin Partners and Irwin Saviers Ballard in 2017. He also led the firm its 2004 affiliation with Colliers.

Isaac Smith

Isaac Smith is a President at Colliers | Arkansas where he specializes his brokerage work in investment properties. In addition, he, along with Kevin Huchingson, is responsible for supervising the overall strategy of the brokerage team. Isaac has worked extensively with the CapRocq family of real estate funds as well as Tempus Realty Partners, assisting in more than $650 million in acquisitions since 2021. Isaac joined Colliers International in 2003 as a broker, became a Principal in 2009 and was named President in 2017.
