Jullieanne Cueto

Communication Specialist

Richmond - North

Jullieanne joined Colliers in 2017 to spearhead the marketing efforts of Colliers’ Philadelphia office team. While in this role, she created a digital presence for property owners by implementing various campaigns to generate brand awareness and community engagement, and to build rapport between landlord and tenant. As a result, she developed a well-rounded understanding of both landlord and tenant perspectives and received her PA real estate license to work as an associate for the office division in the Philadelphia region.

Jullieanne has since relocated to the Richmond office where she works as the communications specialist.  This position enables her to combine her marketing and real estate experience into one role. She is responsible for the internal and external communications for the Virginia offices, as well as supporting the REMS division with marketing services.

Prior to joining Colliers, Jullieanne worked at various marketing agencies, developing skills in digital marketing and public relations in the healthcare and technology industries.

Bree Zimmer-Pedrayes

Senior Property Manager

Richmond - North

Bree joined Colliers in November of 2019 as a Senior Property Manager.  In this role, she is responsible for day-to-day operations of 10 properties from Baltimore to Southern Maryland and Virginia.  Her portfolio consists of over 750,000 square feet of multi-tenanted office buildings and fully occupied GSA properties. 

Bree has over 20 years of experience in commercial real estate.  Prior to joining Colliers, Bree worked for JLL, Emerald Property Management Group, and most recently, Duke Realty as a senior property manager for their Weston, Florida and Arlington, VA offices.

KC Burzio

Senior Property Manager

Richmond - North

K.C joined Colliers in July of 2021 as a senior property manager. Her responsibilities include managing tenant relationships, property inspections, monthly financial reporting and budget preparation, interfacing with asset managers, project managing smaller construction projects, and providing assistance to leasing agents. K.C. came to Colliers with over 29 years of experience in property management. 

K.C. has an extensive background and knowledge of property management. Her career began in 1992 as an assistant property manager for Jefferson Commercial Real Estate Services where she worked for 6 years. After, she worked for ARC Management for 7 years, working her way up from senior real estate manager to vice president. Most recently, K.C. worked for Redwood Commercial Management, LLC as a commercial property manager where she managed a diverse portfolio of commercial properties including retail, office, office condominium, warehouse and business associations.

Kirstin Demmer

Lease Administrator

Richmond - North

Kirstin Demmer joined Colliers International as a Real Estate Coordinator in February of 2020. She quickly became an invaluable asset and was promoted to Lease Administrator in September 2020. Ms. Demmer is responsible for day-to-day lease administration functions and collections, the preparation of annual operating expense reconciliations and the administration of the  AdaptHealth tenant-rep portfolio.

Ms. Demmer coordinates the lease administration functions for almost 2,600,000 SF of office, industrial and retail space for our clients.  She works with national tenants such as AdaptHealth to ensure timely payments and lease compliance.

Prior to her joining Colliers, Ms. Demmer was a Manager at Panera Bread. Her skills in multitasking, scheduling, and organizing a large business and their employees have prepared her well for the challenges the Real Estate and Property Management industry requires.
