Bree Zimmer-Pedrayes

Senior Property Manager

Richmond - North

Bree joined Colliers in November of 2019 as a Senior Property Manager.  In this role, she is responsible for day-to-day operations of 10 properties from Baltimore to Southern Maryland and Virginia.  Her portfolio consists of over 750,000 square feet of multi-tenanted office buildings and fully occupied GSA properties. 

Bree has over 20 years of experience in commercial real estate.  Prior to joining Colliers, Bree worked for JLL, Emerald Property Management Group, and most recently, Duke Realty as a senior property manager for their Weston, Florida and Arlington, VA offices.

Kirstin Demmer

Lease Administrator

Richmond - North

Kirstin Demmer joined Colliers International as a Real Estate Coordinator in February of 2020. She quickly became an invaluable asset and was promoted to Lease Administrator in September 2020. Ms. Demmer is responsible for day-to-day lease administration functions and collections, the preparation of annual operating expense reconciliations and the administration of the  AdaptHealth tenant-rep portfolio.

Ms. Demmer coordinates the lease administration functions for almost 2,600,000 SF of office, industrial and retail space for our clients.  She works with national tenants such as AdaptHealth to ensure timely payments and lease compliance.

Prior to her joining Colliers, Ms. Demmer was a Manager at Panera Bread. Her skills in multitasking, scheduling, and organizing a large business and their employees have prepared her well for the challenges the Real Estate and Property Management industry requires.

Komail Khaja

Director - Research

Richmond - North

Komail is the Director of Research for Central, Western, and Southeastern Virginia.  As of February 2022, Komail also oversees research operations in Raleigh, NC.  He joined Colliers | Virginia in January of 2019.

Komail oversees research operations throughout the region, manages the Research Analysts in the company, and supports all the company’s brokers primarily in the Richmond and Norfolk offices.  He began his real estate career in 2014 as a Real Estate Services Manager for the Fairfax County Economic Development Authority and then moved to CBRE as a Business Research/Data Intelligence Analyst.  He provides valuable customized research data which includes market trends, lease and sale comparables, GIS mapping, economic information and more.  In addition, he is also responsible for quarterly market reports, maintenance of the company research database, and tracking notable news/patterns pertaining to the local real estate market.

His foundations are in Geographic Information Systems (GIS), data visualization, urban planning, demographics, and business development. 

Komail understands the needs of clients and works to deliver top-notch market research and analysis to help our sales professionals deliver the best service to their clients so they can make the most informed decisions on their real estate needs.
