Colliers sells Desert Sonoran Surgery Center

Fully occupied property offers buyer strong opportunity for a private investor

PHOENIX – Colliers in Arizona sold Sonoran Desert Surgery Center 895 S. Dobson Road in Chandler, Arizona, to a Palo Alto-based private investor. The property, which is 100 percent occupied, serves as the only off-campus outpatient surgery center for general surgery in the vicinity of Chandler Regional Medical Center. 

“This property, which has been a successful surgical center since its construction in 2008, offers a great investment opportunity,” says Mindy Korth of Colliers in Arizona. “The building is fully leased at below-market rates, which provides the buyer a noteworthy opportunity for growth potential in operating income. The property’s location and configuration position this as an outstanding investment for years to come.” 

Sonoran Desert Surgery Center was purchased by a 1031 exchange investor from Palo Alto, California. This marks the second medical facility in the Valley purchased by this investor during 2021. The seller was 895 S Dobson Holdings, LLC, an investment group led by Keith Ricker of Scottsdale. Korth handled the sale transaction. 

The ambulatory surgery center and medical clinic offers 10,762 square feet of space, including two operating rooms and clinical space. Fully occupied since its completion, the property was originally developed and configured as a surgery center and medical clinic facility in 2008 by a plastic surgeon.

Conveniently located just south of Chandler Regional Medical Center, Sonoran Desert Surgery Center boasts an outstanding location, desirable layout and appealing size for its uses. The building’s close proximity to the hospital, Loop 202, and upscale demographics made the property an ideal investment opportunity.
