Groundbreaking Commencing on Appx 600K of Class A Buildings

December 9,  2020 [Souderton, PA] – Colliers is pleased to announce that the team of Michael Golarz and Tom Golarz have facilitated the recent acquisition of 2130 Allentown Road, a 74.4 acre land site near Lansdale, Pennsylvania, on behalf of client Core5 Industrial Partners.

The team will continue to serve as exclusive agents for the property’s exciting subsequent development as a Class A master-planned logistics park to be branded “Core5 Logistics Center at Park 31.”   When complete, the new development will total 591,360 square feet across three buildings.

Core5 Logistics Center at Park 31 sits approximately 2 minutes from the newly improved Lansdale Interchange of the Northeast Extension (I-476), making it a highly convenient location from which to reach Greater Philadelphia, Eastern Pennsylvania and the entire Northeast and Mid-Atlantic region.

“This is an incredibly exciting project for our team. Large, industrial zoned land parcels with excellent access to major corridors of travel are rare in the greater Philadelphia market. This project is certain to see a wide variety of interest from occupiers – both warehousing and distribution as well as more integrated businesses.” shared Michael Golarz, a Senior Vice President with Colliers Industrial team.

The planned development breaks ground in January of 2021, on a speculative basis, with delivery of Building 1 (199,360 SF) and Building 2 (196,000 SF) anticipated for Q3 of 2021.

“Throughout the entitlement process, we received interest from a variety of Tenants including warehousing and distribution, pharmaceutical, and food related. We also continue to see demand from local occupiers with pursuing a “flight to quality” within modern industrial space.” offered Tom Golarz, co-lead of the Colliers leasing team.

Based in Atlanta, Georgia Core5 is a privately held development firm with a national presence. Established by the founding leaders of IDI Logistics, the firm has a 25- year track record of delivering more than 250 million square feet of Class A warehousing, distribution, and manufacturing facilities across North America.  To date, the firm has over 17 million square feet of real estate development recently delivered or in progress nationwide.
