Colliers Concludes New Last Mile Industrial Transaction for Imperium Capital at 2502 Wheatsheaf Lane


PHILADELPHIA, PA November 3, 2022 – Colliers is pleased to announce a new lease at 2502 Wheatsheaf Lane, a key Philadelphia industrial distribution site offering immediate access to I-95 and under 5 miles to the New Jersey Turnpike.

The industrial team of Tom GolarzMichael GolarzBrad Boone, and Brian McCurdy, worked on behalf of ownership group Imperium Capital. Rich Gorodesky and Adam Gorodesky of Colliers represented the Tenant GSR Global Logistics in the transaction.

2502 Wheatsheaf Lane is a 17,000 square foot truck terminal which sits on 3.98 acres. The building contains 42 dock doors and has recently undergone extensive capital improvements. 2502 Wheatsheaf is located in the Port Richmond section of the City, just off the Aramingo Avenue commercial corridor.

IG Logistics LLC, Imperium Capital’s industrial platform, is an owner/operator of industrial properties that have a large outdoor storage or transportation component, specializing in acquiring and developing infill assets in high barrier to entry, urban growth markets where demand for logistics real estate is driven by e-commerce.

Imperium’s acquisition of both 2502 Wheatsheaf and its neighbor 2500 Wheatsheaf, and subsequent lease of each (2500 Wheatsheaf leased to H&E Equipment Services earlier this year) represents the successful execution of a strategy focused on last mile facilities that are mission critical to the supply chain.

IG logistics continues to market a third last mile logistics site offering abundant trailer storage capacity at 3200 S. 70th Street, a six (6) door terminal on 4 acres of land with almost immediate access to I-95, the Philadelphia International Airport, and Philadelphia Ports.

Michael Golarz

Brad, a Philadelphia native and resident, is a Senior Vice President within the Industrial Services Group in Colliers International’s Philadelphia office. He specializes in development advisory, agency leasing and sales, and tenant representation. Geographically Brad is primarily focused on the Urban and Suburban Philadelphia marketplace along the I-95 and Pennsylvania Turnpike corridors. He has a significant focus on urban logistics and development advisory, including land sales, ground-up Class A development, value-add redevelopment of Class B assets, and leasing.

Brian McCurdy

Senior Vice President


Brian is a multi-talented commercial real estate broker with 15 years of experience in representing and building relationships with occupier and investor/developer clients across a diverse portfolio of industries and asset types. During his most recent tenure at JLL, Brian co-led JLL’s Philadelphia urban industrial brokerage practice and became the market leader in Philadelphia Class A Industrial Development and   Leasing transactions. Notably Brian held a 48% of market share of Class A industrial development within the City of Philadelphia, marketing over 2.5 MSF of development projects. Brian collaborates to provide integrated solutions to complex projects and has a talent for investment analysis and was broker lead on the first speculative industrial development project in Philadelphia in over 30 years.

Richard Gorodesky

Richard joined Colliers in 1995 after originally starting in commercial real estate in 1988. He is primarily responsible for the firm's industrial brokerage activity in the City of Philadelphia, but also works with clients throughout the eight-county metropolitan region and throughout the United States.

Previously, Adam was with Alterra Property Group in Philadelphia where he focused industrial, multifamily, and mixed-use properties, giving him a deep understanding of financial performance factors in a variety of commercial real estate sub-markets and product types.
