Alpha Technologies, a leading consulting services for IT solutions, was growing at a rapid pace and needed to expand the operational capacity of their “on shore / off site” product line for customers such as Credit Suisse, Merrill Lynch, and JP Morgan Chase. It was imperitive they stay within a relatively close proximity to Manhattan while greatly reducing overhead. New Jersey, Pennsylvania, and Delaware were determined to be the target markets to investigate.
Colliers regional occupier services team evaluated tri-state marketplace and worked with the client to establish criteria for transportation access, internet connectivity thresholds, and labor markets. Once the criteria was in place, Colliers identified both on market and off market opportunities to present to Alpha to support their immediate, mid-range, and long term growth.
Alpha selected an off market site in Delaware with an exemplary cost structure. It was also within blocks of the Amtrak regional rail line, fulfilling their need to be within close proximity to Manhattan. Furthermore, through introductions made by Colliers between Alpha Technologies and representatives of the State of Delaware and the City of Wilmington, incentives were procured in the amount of $1,450,000 to assist them in transactional costs.
The property provided Alpha with room to grow as well as in-place tenants to offset the ongoing operational costs of a building larger than their immediate need. An additional perk was providing them with building signage to give them brand exposure and name recognition within Delaware.
