Colliers International Announces Sale of Acclaim at Carriage Hill, A Senior Living Community in Richmond

The Colliers International Mid-Atlantic Multifamily Advisory Group is pleased to announce the sale of Acclaim at Carriage Hill in Richmond from Bonaventure Realty Group to BH Management. The premier senior living community includes 664 units on 40.95 acres.

For decades, Acclaim at Carriage Hill has earned the reputation as a destination for those over the age of 55. Originally built in 1967 and 1979, the community is convenient to a huge population of aging households, just west of the city and just north of I-64. Additionally, there are a myriad of local options for dining, retail and entertainment, as well as three nearby hospitals—HCA Parham Henrico Doctors, Bon Secours St. Mary’s and VCU Medical Center.

In 2015, Acclaim at Carriage Hill was re-zoned and began the transition from being the premier name in senior apartments to the nameplate for a Senior Living PUD. Acclaim will be joined by the 148 unit, Aspire at Carriage Hill Independent Living community, scheduled for delivery later this year. An assisted living phase is expected to break ground in 2020, completing Carriage Hill’s continuum of care
campus. This further cements Carriage Hill’s reputation as the premier senior living destination in Richmond.

“Acclaim at Carriage Hill received significant interest from investors attracted to the property’s outstanding location in the West End of Richmond in addition to the strong apartment fundamentals in one of the Mid-Atlantic’s most dynamic markets,” said Charles Wentworth, senior vice president with Colliers International. “The buyer will find a solid foundation to invest capital in the unit interiors and property amenities to enhance the living experience for its residents.”

The community consists of one-, two-, and three-bedroom floor plans in the West End of Richmond. Residents enjoy a full assortment of amenities including a resort-style swimming pool, tennis, pickle ball, yoga studio, business center, bocce ball court, car wash station, furnished guest suite, gazebo, grand event room, hair salon, spa and pet park. Individual apartments include 24-hour maintenance, carpet or hardwood floors, eat-in kitchen, dining room, ample closet space and lounge area with flat screen TV. Residents have access to community grills, shuttle bus service and social events.

Will Mathews, managing director; G.S. (Hank) Hankins, senior vice president; Charles Wentworth, senior vice president; Victoria Pickett, vice president; and Clay Ellis, associate, with the Colliers Mid-Atlantic Team, represented the seller in the transaction.
