Baker Technology Plaza sale provides creative office opportunity

Baker Technology Plaza, the 5-building office-tech business park totalling 254,274 feet, has just sold after 15-years under the same ownership to new investors who have big plans for a significant reposition and a rebranding name change. The highly visible park is located at the intersection of Highway 494 and Crosstown 62 in Hopkins and has had historically steady occupancy since it’s inception in 1985.

Baker Technology Plaza will be shortened to Baker Tech, capitalizing off the short-hand name used by current tenants. The complex is currently 60% occupied with several white-box vacancy suites soon to be available and ideal for companies looking for a blank canvas for their company work and culture to flourish.

Proposed on-site property amenities and upgrades are scheduled for completion by spring of 2018 and include:
  • On-site bike loan program for tenants
  • On-site food trucks
  • Prospective brewery taproom
  • New grills for dining and entertaining
  • Modern, collaborative outdoor gathering areas with updated green spaces
  • Enhanced tenant signage visibility and entrance upgrades

High demand and historic low vacancy for creative and tech space in the Minneapolis CBD has been forcing companies to look elsewhere for options that fit the desires of today’s modern workforce. Baker Tech is one of the only business parks that has taken on the task of developing an urban creative feel in the suburban market and is one of very few opportunities of its kind.

Jason Simek Vice President at Colliers International | Minneapolis-St. Paul says of the plans for updating the property, “There is critical mass at Baker Tech, with 254,00 SF in 5 buildings and approximately 100,000 SF of available space, which creates an opportunity to do something different. We plan to bring modern, creative space interiors and amenity rich exteriors to create a ‘urban-hub’ in a prime suburban location.”

Availabilities range from 5,000 square feet to 40,000 square feet of contiguous space. The vacancies feature 12’ clear-height, ample parking and entrance visibility with ribbon glass windows and opportunity for custom design spaces. Many vacancies include drive-in door and docking space and have flexible and expandable floor plates available for immediate occupancy.

Jason Simek, Joe Owen and Peter Mork, Vice Presidents from Colliers International | Minneapolis-St. Paul are leasing agents for the new Baker Tech.
