Retail Power Center Sells for $32M in Rapidly Growing Kansas City Submarket

Colliers brokered the sale of ±257k SF Twin Creeks Shopping Center

 Kansas City, MO. October 12, 2022 – Colliers today announced the sale of Twin Creeks Shopping Center, a ±257,450 square-foot retail property located at 8401-8660 N. Madison Avenue, Kansas City, MO, 64155. Anchored by national retailers Target (not included in the sale) and Kohl’s, the center is currently 99.2 percent leased to 14 tenants, including Ross Dress For Less, ULTA Cosmetics, Petco, Five Below, Famous Footwear, Bath & Body Works, Spectrum, and AT&T.

Colliers’ Orange County-based National Retail Capital Markets team of El Warner, Charley Simpson, and Caitlin Zirpolo with Colliers’ Kansas City-based Drew Quinn represented the seller, AREP III BT, LLC, reaching a final sale of $32,000,000.

 “Prominently located at the intersection of Barry Road and Highway 169, the center sits in one of the fastest growing submarkets in Metro Kansas City, boasting an average household income of $89,089 with over 146,000 people located within a five-mile radius of the property,” says Simpson. “Additionally, the center’s two vacant land pads totaling 2.11 acres offer future upside for leasing or development.”
