273,000 SF Spec Building Sells Prior to Leasing

Kansas City, Missouri – Colliers Kansas City announced the sale of Heartland Logistics Park Building 1 in Shawnee, Kansas. The 273,000-square-foot industrial building sold for an undisclosed price to Texas Investment Group, SparrowHawk Real Estate Strategists. Building 1, built on a speculative basis, was purchased prior to any leases being executed. John Stafford, Executive Vice President, and Ed Elder, President, of Colliers brokered the sale and will continue to market the building for lease.

John Stafford said, “The sale of Heartland Logistics Park Building 1 prior to being fully stabilized (leased) shows the strength of the industrial market in Kansas City and this submarket. Due mainly to rising construction costs and industrial tenant demand, this was a win-win for buyer/seller.”

Alfredo Gutierrez, founder of SparrowHawk Real Estate Strategists, said “SparrowHawk is pleased to have the opportunity to add another property to its Kansas City holdings. Even though the building is vacant, we are confident it will not be empty for long. Industrial space demand continues to rise in Kansas City and supply is not keeping pace.”
