First tenants for SilverLeaf Commons in St. Johns County

Businesses are expected to begin taking occupancy in September at the center in the SilverLeaf master-planned community.

Foxtail Coffee, Anytime Fitness, Allstate, QT Nails and Tersak’s Martial Arts are the first tenants to sign at SilverLeaf Commons, under construction in northern St. Johns County.

The Hutson Companies is developing the $18 million project and will move its headquarters onto the top floor of one of the three buildings that comprise 55,950 square feet of space.

SilverLeaf Commons is in development on 8 acres at 218 Silver Forest Drive in the SilverLeaf development west of Interstate 95 in St. Augustine.

The Hutson Companies is developing SilverLeaf. It also developed OakLeaf Plantation and Johns Creek. 

Vice President Cody Hutson said Hutson Companies now occupies about 3,750 square feet of 5,000 square feet that it owns at the Offices at Johns Creek at 111 Nature Walk Parkway in St. Augustine.

It expects to take occupancy at SilverLeaf Commons by September 2022. It will use about 6,000 square feet on the second floor.

SilverLeaf Commons is expected to be completed and ready for tenant build-out in the third quarter of 2022. It also has a 0.95-acre outparcel for a ground lease or a build-to-suit project.

The three buildings include drive-thru options and end-cap units with patios.

Colliers Senior Directors Nancy Sumner, Katy Figg and Eric Yi are handling the leasing on behalf of the landlord.

Skinner Bros. Realty is handling the property management.

SilverLeaf generally is between St. Johns Parkway and Florida 16, south of County Road 210. It is entitled for up to 16,000 homes.

As of year-end 2021, there were 1,811 single-family lots and 826 multifamily lots delivered to builders.

By second quarter 2023, there are a projected 4,640 single-family and 2,672 multifamily delivered lots, bringing 7,312 more residences.

SilverLeaf has several gated communities.

Baptist Medical Center proposes to build in the community.

First Coast Expressway is projected to be completed through the project in 2030.

Hutsoncompanies.com says that since its inception in 1973, the company has developed more than 20,000 homesites in Northeast Florida.

It says it owns and develops projects in Clay, Duval and St. Johns counties, with development rights to more than 12,000 single- and multifamily homes, as well as more than 7 million square feet of commercial, office and industrial space.
