Sale of Mt Comfort Commercial Park 1 and 2


Two Modern Bulk Facilities totaling 650,987 SF

Colliers assisted Becknell Industrial and partner Cross Harbor Capital with the sale of Mount Comfort Commercial Park Buildings 1 and 2. The two recently completed modern bulk buildings are located just east of Indianapolis in Mt Comfort, Indiana. Building 1, located at 5940 Enterprise Drive, is a 260,406-square foot rear load facility and features 32’ clear height and 26 docks. Building 2, located at 5935 Enterprise Drive, is a 390,581-square-foot cross-docked facility with 36’ clear height and 38 docks. Both buildings have 135’ trailer courts and were completed on a speculative basis.

The Colliers Midwest Capital Markets team and Colliers Institutional Bulk Leasing team combined to execute the sale. The team led by Alex Cantu, Jimmy Cohoat, Jason Speckman, Andrea Hopper and Alex Davenport facilitated the transaction on behalf of Becknell. The site was purchased by an affiliate of EQT Exeter, their second acquisition in the park. The Colliers Midwest Capital Markets team had been originally retained to help capitalize and structure the speculative development.

Located along I-70, a primary east-west logistics thoroughfare, Mount Comfort is one of Indianapolis’s fastest growing modern logistics submarkets. More than 5 million square feet of new users have recently opened logistics operations or committed to the Mount Comfort submarket. Hancock County is committing over $30MM in infrastructure improvements to its major thoroughfares to accommodate the needs of today’s modern logistics user.

Jimmy Cohoat

Senior Vice President


Jimmy Cohoat SIOR provides corporate real estate advisory services for industrial and corporate account clients. He is partnered with Andrea Hopper, specializing in Modern Bulk Industrial product, representing tenants, landlords and investors across the country.  Since joining the firm in 2014 he has represented clients in transactions exceeding $600,000,000. 

Prior to joining the firm, Jimmy worked in public accounting with one of the big four accounting firms, Deloitte. Serving in the audit practice, Jimmy acquired and perfected project management and financial analysis skills while managing quarterly and annual audits of both publicly traded and privately held companies. These valuable experiences enable him to better understand how all decisions can affect a company’s bottom line.

In 2018, Andrea and Jimmy earned the Peak Performance Brokerage award for Indianapolis office in recognition of their strong production as well as their established best practices and contributions to the office’s industrial team initiatives. He was the top Industrial Producer in the Indianapolis office in 2018 and in the top 10% of Producers for Colliers nationally, earning him recognition in the firm’s Everest Club.

Jimmy is a graduate of Purdue University’s Krannert School of Management, earning a degree in accounting while also obtaining his Certificate of Advanced Accountancy.

He is an active volunteer at Cathedral High School and also works to support the local Evans Scholarship Programs.

Andrea Hopper

Senior Vice President


Of the Hopper | Cohoat Industrial Team, Andrea Hopper partners with Jimmy Cohoat, specializing in large-scale industrial assignments in Central Indiana and representing corporate clients across North America.  Over the past 20 years, Andrea has completed more than 400 transactions totaling over 19.7 million SF ― as well as over 600 acres of land slated for industrial development.   Andrea has extensive experience in assessing and negotiating lease transactions as well as identifying land sites for future industrial development.  A key strength is her ability to fully assess both a client’s project-specific requirements, plus the long-term growth strategy, to develop and execute plans to address the dual critical paths.  

Andrea began her real estate career in brokerage, specializing in industrial services and worked as part of a Corporate Services Group. She then stepped over to the developer side, working for institutional owners such as First Industrial and Prologis.  At Prologis, she served as Market Representative for Indianapolis and co-managed a 55-building portfolio totaling 10.5 MSF with over 200 tenants.

In 2018, the Hopper | Cohoat Team jointly earned the Peak Performance Brokerage award for Indianapolis office in recognition of their strong production as well as their established best practices and contributions to the office’s industrial team initiatives.

Jason Speckman

Executive Vice President


Jason Speckman SIOR specializes in industrial leasing representation and acquisition / disposition services for businesses and property owners throughout Indiana with a specific focus on the Indianapolis MSA. Since 2011, he has closed over 1,100 transactions exceeding $440 million in value. For 8 years, Jason and his team have earned the firm’s “Most Transactions” award and Jason has twice earned its “Top Associate Producer” award.

Jason’s key strengths are his ability to thoroughly assess needs and implement plans to exceed clients’ goals. He possesses exceptional communication, collaboration and analytical skills, which have proven successful toward building and sustaining client relationships; collaborating on marketing strategies for key assignments; consulting with and advising private and institutional clients; managing long-term transactions; and representing institutional real estate portfolios.

He is actively engaged in various community efforts. Jason currently serves on the Board of Directors for Leadership Hendricks County. He is Past President of the organization and still sits on its Resource Development Committee. Jason has served as Admission Chair for SIOR, Indiana/Kentucky Chapter and is also a past Board Member of NAIOP Indiana Chapter.
