Sale of 185,000 SF Retail Portfolio


6 shopping centers in Indiana and 1 shopping center in Atlanta

Colliers has closed the sale of a 184,961 square-foot retail portfolio comprised of 7 centrally located assets in 6 shopping centers across Indianapolis, Fishers and Lafayette, Indiana and 1 asset in Atlanta, Georgia. Made up of highly functional multi-tenant retail facilities, the portfolio is 94% occupied by a diversified rent roll of more than 80 tenants.

Alex Davenport and Alex Cantu of the Colliers Midwest Capital Markets team facilitated the transaction on behalf of Mann Properties, an Indianapolis-based real estate firm that develops commercial and residential projects throughout Central Indiana and North Carolina.

Peter Block with Colliers represented the buyer, Baceline Group, a private real estate investment firm based in Denver, Colorado that focuses exclusively on neighborhood shopping centers. Baceline Group’s in-house team will assume the portfolio’s property management and leasing services. Peter Block, lead of Colliers’ Chicago-based retail investment practice group, represented Baceline in the purchase.

As leader of the Indianapolis Capital Markets and Investment team, Alex specializes in the disposition and acquisition of single-user and multi-tenant investment properties on behalf of institutional and private capital clients. Alex has been involved with transactions throughout the Midwest with a primary focus on the Indianapolis market. He has exclusively represented sellers of office, retail, and industrial product, as well as advised select investors on acquisitions. With his thorough knowledge of the investment markets and extensive background in asset and market analysis, Alex provides disposition expertise in pricing, market penetration, and targeting active buyers. 

Alex is a 4-time recipient within the coveted Colliers Everest Club – recognizing the top 10% of brokers, production-wise, across the entire U.S. 

Over the past 24 months, the Indianapolis Capital Markets Team has executed on $1 Billion in transactional volume.  Previously, Alex was part of the office landlord advisory group for NAI Olympia Partners. His extensive work with landlords and prospective tenants has given him an in-depth understanding of marketing, leasing, and driving value for his clients’ investments.

As an executive vice president, I lead Colliers International’s Chicago-based, four-member retail investment practice group. In the most recent calendar year, our team bought or sold 70 properties.  These were sales of  single tenant net lease investments and multi-tenant shopping centers.

I serve as the chairman of Colliers NNN investment practice and have transacted record-setting sales in Chicago, Philadelphia and Washington D.C.

Prior to joining Colliers, I spent nearly a decade at both Cushman & Wakefield and Insignia/CBRE. 

My hobby is cooking, and for three years I have created recipes on my food blog, Feed Your Soul Too.
