Colliers Facilitates the Sale of 248,363 SF Industrial Portfolio

7 Infill industrial assets trade in Indianapolis

Colliers has closed the sale of a seven-building, 248,363 square-foot infill industrial portfolio in the Indianapolis market. The assets span the Southwest, Southeast & Northeast submarkets and feature irreplaceable proximity to Indiana’s population center. The portfolio is comprised of 1850 Oliver Ave, 915 Western Dr, 7130 W McCarty St, 6057 Churchman Bypass, and 3150 W Morris in Indianapolis and 9155 and 9175 E 146th St in Noblesville.

Alex Cantu and Alex Davenport of the Colliers Midwest Capital Markets Team along side John Demaree and Brad Williams with Colliers Indianapolis facilitated the transaction on behalf of the seller, GDW Properties. 1850 Oliver Ave, 915 Western Dr, and 7130 W McCarty St were purchased by Exeter Property Group, a real estate investment management firm focused on industrial properties across North America and Europe. 3150 W Morris St was acquired by Biynah Industrial Partners, a Minneapolis-based private equity firm with industrial assets across the United States. Trip Portfolio LLC purchased 6057 Churchman Avenue. A private investor purchased the 9155 and 9175 E 146th St assets. The entire portfolio traded for over $25 million.

John Demaree

I am a highly experienced, 27-year commercial real estate professional. I am a go-to advisor within the Indiana commercial real estate arena – frequently sought by the banking, legal, and economic development community for real estate asset consultation.

In addition to brokerage and investment transactional work, I have particular expertise in multi-market advisory, having represented various companies in securing and disposing of space throughout the U.S. and Canada which have included several large-scale build-to-suit projects. These assignments require specialized knowledge to navigate various components of multi-faceted deals including: RFP and vendor selection, local connections toward zoning appeals and approvals, tax review, incentives procurement, capital financing support, and construction best practices.

I specialize in tenant representation and landlord agency services, with a particular focus and knowledge of warehouse distribution facilities and the Indianapolis Northeast submarket. I have played an integral role in various industrial transactions within the extended Indianapolis market, providing a range of services including: creating and implementing marketing plans; providing market overviews and financial analysis; and assisting with facility relocations, building acquisitions, and lease negotiations. I feel that my attention to detail and focus on client needs enables me to successfully serve as an extension of our clients’ real estate team and leverage market knowledge.

Prior to joining brokerage, I interned for Summit Realty Group. During the internship, my focus was to enhance key broker and client tools, including a complete re-inventory and revamp of the firm’s Industrial real estate database. That experience provided an invaluable foundation that I now leverage to apply the same level of thoroughness and diligent approach toward client assignments.
