Colliers leases ±127,046 square foot distribution center in East Houston


Colliers is pleased to announce the lease of a ±127,046 square foot distribution center located at 2425 Turning Basin Drive in Houston, Texas. The lessee, LTR Intermediate Holdings, was represented by John D. Garza of Windsor Hill Real Estate Group. John NicholsonZack Taylor and Trey Horne of Colliers represented the lessor, Macey Family Properties, in the transaction.


The industrial distribution center is located along Interstate 610, just south of Interstate 10. Formerly a Conn's Home Plus distribution center, the property features a two-story office, twelve dock high doors and a partially fenced truck court. 


"The Colliers team did a fantastic job marketing the asset for us," said Stephanie Holt of Macey Family Properties. "Our goal was to find a long-term tenant for the building and Colliers was able to give us exactly what we wanted.” 


The property is located in Houston's Southeast Outer Loop industrial submarket. The submarket contains 18.3 million square feet of industrial space which is currently 95.1 percent occupied. The average asking market rental rate is $6.08 per square foot and there is 457,000 square feet of industrial space currently under construction in the submarket.

Zack Taylor

Senior Vice President


Zack Taylor joined Colliers in March 2021 as Senior Vice President. Zack specializes in the sale and leasing of industrial real estate with a particular focus in southeast Houston and other markets along the Gulf Coast. He has experience working with local, national, and international clients on their various real estate needs including site selection, tenant representation, building acquisitions/dispositions and build-to-suit projects. Zack’s analytical approach to real estate allows him to successfully evaluate and execute a broad range of complex transactions.

Zack has nine years of experience in commercial real estate acting as a trusted advisor. Zack has worked with industrial users, developers, and investors on a variety of transactions totaling more than 3 million square feet of lease/sale transactions and hundreds of acres of land totaling more than $200 million in transaction volume.

Zack is a native Houstonian and enjoys spending time in the outdoors with his wife, Alexandra, and two boys, Owen and Benjamin.

Trey Horne



Trey joined Colliers as an Associate in January 2021. Trey works with John Nicholson in the Industrial and Land Services group.
