Colliers is pleased to announce the sale of a ±71,438 square foot office/warehouse on ±4.55 acres in Fort Bend County. The recently built industrial property is located at 701 Sycamore Road in Fresno, Texas. The buyer, Primo Fitness, was represented by Haley Golden, Blair Golden and Lilly Golden with Evergreen Commercial Realty. Jason Scholtz and Barkley Peschel of Colliers represented the seller, Lemark Investments, in the transaction.
Primo Fitness will be relocating its entire operation from Santa Ana, California to the new location in Fresno, Texas.

The property is located in Houston's Southwest Far industrial submarket. The submarket contains 22.9 million square feet of industrial space, which is currently 91.3 percent occupied and the average asking market rental rate is $8.66 per square foot. More than 1.3 million square feet of new product has been delivered in the past 12 months and there is an additional 941,000 square feet of industrial space currently under construction in the submarket.
