Colliers is pleased to announce multiple award-winning titles presented at the 2022 REDnews Real Estate Awards on August 14, 2022. The award ceremony, hosted by REDnews, a national commercial real estate media outlet, is held annually to recognize excellence in the commercial real estate industry. 

Colliers was recognized in five categories for the hard work and dedication put into 2021 at this year’s ceremony with the bonus of our very own Patrick Duffy presenting. The five categories won include Emerging Leader of the Year (male) - Ryan Byrd, Executive of the Year (male) - Patrick Duffy, Property Management Company of the Year, Volunteer of the Year - Grant Perdue and People’s Choice Award - Patrick Duffy.

Ryan Byrd, Principal and Director, won the Emerging Leader of the year (male) title. He joined Colliers in 2013 as an associate and in 2020, Ryan became the youngest principal in company history. He specializes in land sales, acquisitions and tenant/owner representation. Since joining the Colliers family, he has completed more than 37.7 million square feet in industrial transactions and more than 650 acres in land transactions. His awards include 2021 Top 10 Producer, the Titan Award (3 years in a row) and the Million Dollar Producer Award. Colliers is fortunate to call him one of our own.

Patrick Duffy, President of brokerage services, was awarded both Executive of the Year (male) and People’s Choice Award. Successful leaders share similar qualities, but the best ones have that extra, undefinable “something” that attracts and drives those around them. It's a quality that Duffy naturally exuberates. Pat has more than 39 years of experience in commercial real estate as a producing broker, educator, sales manager and managing broker. He not only brings a wealth of experience and excellent guidance, as his People’s Choice award suggests, but he is also hands down an invaluable asset to the team.  


Grant Perdue, Associate, won Volunteer of the Year. In his daytime role his focus is on financial analytics. His heart roll, however, is focused on caring for others. Grant formalized and enhanced the local Colliers Houston office community initiatives by stepping up and asking who would want to be part of a more organized group. The majority of the staff stepped up to take part. He goes above and beyond to ensure that our Colliers Cares program is involved and giving each step of the way.

The property management team, led by Joel Bracewell, earned the title of Property Management Company of the Year. As trusted advisors and managers for both local and institutional real estate, the property management team offers institutional and private capital owners entrepreneurial, hands-on decision-making by experienced, local senior-level real estate professionals. Taking a unique and proactive management approach, providing a mix of effective financial management, tenant retention and innovative value-creating initiatives to protect the asset’s brand and reputation in the marketplace sets this team apart.

Patrick Duffy



Pat is the managing director of brokerage services in Houston for Colliers.  Pat has more than 37 years of experience in commercial real estate as a producing broker, educator, sales manager and managing broker. Pat relocated to Houston from Florida where he served as President of the Colliers offices in Tampa Bay, Orlando and Southwest Florida.

​Pat started his career as Director of Marketing for a real estate data base company where he spent three years interviewing top brokerage houses throughout the United States and assisted in their automation needs as a consultant and instructor.   As President of the Colliers Houston office, he has direct responsibility for recruiting, training and managing the sales and leasing teams, property management and business plan creation and coordination for the company.

Pat was responsible for building and organizing retail service delivery capabilities for Colliers worldwide as chairman of the Colliers Retail Specialty Group (96-2000, 2002-2013).  Pat is also a founding member of the Colliers Oil and Gas practice group.  Among his academic accomplishments, Pat wrote the capstone case study for the CCIM program's final course offering from 1986 - 1998.  The case study combined the marketing and financial concepts taught by CCIM to allow the students to apply the material to a simulated commercial property disposition.

He has been an instructor for NACORE’s (now CORENET) Intermediate Finance Course and was awarded the Top-Rated Faculty Certificate in 2000.  Pat has been quoted in national and regional publications including the Wall Street Journal, Dow Jones, Newsweek, Real Estate Forum, National Real Estate Investor, Globe Street and others.  He has been an expert panelist for NAIOP, Real Share, ICSC and many other real estate organizations.

Pat has served as a member (and Chairman) of the Colliers Managers Steering committee, the Board of Directors for Colliers USA and is the past Chairman of the Colliers USA Board of Advisors.  In 2003, Pat was awarded Colliers Manager of the Year.  In 2004, he was chosen by Colliers as the Tom Richardson Award recipient, an honor based on strength of character. In 2012, Pat was chosen as the recipient of the Colliers USA Pinnacle Award for service excellence.  Pat is the only person in Colliers to win all three of these awards.  He served as an instructor for Colliers University 2010-14.   In 2017 Pat was recognized as a “Best Boss” by Real Estate Forum magazine.

Ryan Byrd

Principal & Director


Ryan specializes in both Landlord and Tenant representation of industrial space. He has experience in both existing and ground up industrial properties as well as land acquisitions and dispositions. He strives to ensure that his clients exceed their goals and supports all projects from beginning to end.

Ryan joined Colliers in 2013 as an associate on the industrial team. After seven years, Ryan became the youngest Principal in company history. Since joining Colliers, Ryan has completed more than 40 million square feet of industrial transactions and more than 700 acres of land transactions.

Joel Bracewell

Managing Director, REMS


​After completing his graduate program in Business Administration at Texas A&M University, Mr. Bracewell established a track record of leading successful operations, establishing management programs and developing commercial properties.  He headed the new commercial development group for Caldwell Watson Real Estate Group in Houston, Texas.  He served with Hines Interests in Houston, Texas managing three major portfolios of retail, multi-use and office projects.  He has also managed large portfolios of commercial assets for Axiom Real Estate Management.  His combination of experience with large Class A product along with B & C experience across all product types uniquely qualifies him to oversee the daily operations of Colliers Property Management.

Grant Perdue

Associate, Financial Analytics


In his role at Colliers, Grant focuses on providing in-depth financial analysis to the company’s leasing and investment sales teams for all types of assets. He currently specializes in the following types of financial analysis:

  • Lease renewal and relocation comparisons
  • Lease buyouts
  • Sublease disposition/recovery
  • Build-to-suit to own or to lease

Grant Perdue brings extensive experience to Colliers, having been in the commercial real estate industry since he graduated with a marketing and finance degree from the University of Nebraska in 2016. Prior to joining Colliers, Grant was in field research, specializing in market tracking, in-depth analysis, pitch support, and producing proprietary research reports for a variety of product types. Grant also has experience as a broker in the Healthcare commercial real estate sector, specializing in tenant advisory and representation.
