Colliers announces the sale of 36,119 square feet of warehouse space on ±77 acres in Palestine, Texas

Colliers is pleased to announce the sale of a 36,119 square feet of warehouse space on ±77 acres of land located near W Reagan Street and Loop 256 in Palestine, Texas. The buyer, Perfect Life TX, LLC dba Callizo Aromas, was represented by Judy Beebe and Blake Gibson of Colliers. Steve Demuth and Ray Ver Hey of Staples Commercial Group, LLC represented the sellers, Tom Clamon and Baylor University, respectively, in the transaction.

The buyer purchased the warehouse and land tract to develop their first facility in the U.S. for the creation and sale of aromatic ingredients for companies that manufacture mass consumer products. With current operations in Spain and throughout Latin America, including Costa Rica, Colombia, Peru, Paraguay, Venezuela and Mexico, Callizo Aromas primarily manufactures fragrances and flavors, including pet flavors, and zootechnics.


Located between the Houston and Dallas metro markets, along Loop 256 in Palestine, Texas, the property will serve as a strategic location for product distribution. Union Pacific, two Walmart distribution centers totaling over 1.1 million square feet, Sanderson Farms, and NASA are among the major employers in Palestine. Since 1872, Palestine has also been a town with deep roots in the railroad system.  The Palestine EDC continues to focus on offering businesses incentives to encourage the area's economic growth.

Judy Garza Beebe



Judy has more than 15 years of commercial real estate experience as a member of the Industrial and Land Group for Colliers | Houston. Her focus is on industrial tenant and buyer representation, land sales, landlord representation, site selection, and sale leasebacks. Blake Gibson



Mr. Gibson joined Colliers as an associate in 2005 specializing in the areas of corporate representation and brokerage. With over fourteen years experience in commercial real estate, Mr. Gibson has completed hundreds of  transactions including lease transactions, build to suit, design build, land acquisitions, building acquisitions, dispositions, joint ventures and partnership structures.  His clients include institutional property owners, developers, service, distribution & manufacturing companies and high net worth individuals. 

Prior to joining Colliers Mr. Gibson spent five years with KLA-Tencor where he worked as a Project/Sales Engineer responsible for generating and managing domestic and international sales activities of multi-million dollar semiconductor manufacturing equipment. 

Prior to joining KLA-Tencor Mr. Gibson served in the US Navy from 1995 to 2000 as a Submarine Warfare Officer.  During his service aboard the USS Archerfish Mr. Gibson acted as the ship’s Reactor Controls and Electrical Officer where he was responsible for the operation, maintenance and repair of all nuclear reactor control, protective, and monitoring systems, in addition to all electrical generation and distribution equipment.

Upon completing his duties on the USS Archerfish Mr. Gibson was assigned to the USS Henry M. Jackson where he acted as the ship’s Main Propulsion Officer responsible for the operation, maintenance and repair of all primary and secondary systems of a nuclear power plant including steam systems, seawater systems, chemistry, distilling plants, and lube oil.
