Colliers announces sale of ±10,575 square foot industrial space in Rosharon, Texas

Colliers is pleased to announce the sale of a ±10,575 square foot warehouse located at 4011 Chance Lane in Rosharon, Texas. The seller, Glenmorangie, LLC, was represented by Christopher Winters and Walter Menuet of Colliers in the transaction. 

Located in Brazoria county, the industrial property contains two buildings. Structure one includes a warehouse that includes office space with a conference room, reception area, offices and a break room with mezzanine space above the office.  In addition, building two is a ±1,200 square foot outbuilding. Constructed in 2008, the property is crane ready with a clear height of 19-23 feet. 

"The market for this type and size of industrial property remains strong," indicated Chris Winters, Principal of Colliers | Houston. "We received a number of inquiries from users wanting to own their own facility versus leasing," added Walter Menuet, Senior Vice President, also of Colliers | Houston. 

The property is located in Houston's South Highway 35 industrial submarket. The submarket contains 43.7 million square feet of industrial space which is currently 97.7 percent occupied. The average asking market rental rate is $7.74 per square foot and there are 690,000 square feet of industrial space currently under construction in the submarket.

Walter Menuet

Walter Menuet has more than 30 years of experience in commercial real estate in Houston and the surrounding areas. Walter focuses primarily on industrial real estate sale and lease transactions involving warehouses, manufacturing facilities, and land.

Walter is a 25-year veteran of the Vantage Companies, a Dallas based developer of commercial real estate. During this time, Vantage developed more than 10 million square feet of industrial properties in Houston, on which Walter served as the in-house leasing and sales broker.

Walter’s primary responsibilities at Vantage were leasing and disposition of Vantage developments as well as a portfolio of third party owned properties in the Houston area. Notable third party landlord clients included DCT Industrial, Principal, Mountain West Industrial Properties, The Carson Companies, DDR, The Meritex Companies, Core Real Estate, CMC Commercial Realty Group and American Industrial Properties.
