Colliers announces the sale of 1405 Cedar Port Park in Baytown, Texas


Colliers is pleased to announce the sale of 1405 Cedar Port Park, a 210,887 square foot four building industrial site, located within Cedar Port Industrial Park in Baytown, Texas. The buyer, Westcore CG Cedar Port, LLC, represented themselves. Jason Tangen and Barrett Gibson of Colliers represented the seller, NIT Industrial, in the transaction.


The subject property, situated at the corner of Oscar Nelson Jr. Drive and FM 1405, was sold vacant as completed shells that include LED lighting and dock packages installed. The brand-new tiltwall buildings feature 32’ clear heights, ESFR System, grade and dock high loading, and 200’ shared truck-courts. The property will benefit from the heavy haul roads throughout Cedar Port with easy access to public barge and rail terminals inside the park. 


Ryan Byrd and Walker Barnett of Colliers will handle the leasing for the property.


Cedar Port Industrial Park is located in the Houston's East-Southeast Far industrial submarket. The submarket contains 90 million square feet of industrial space which is currently 91.6 percent occupied. The average asking rate in the submarket is $7.66 per square foot.
