The Wells Fargo Center’s new ownership and management team, Caprocq and Colliers International | South Carolina, have a plan to also make it one of the most desirable spaces for existing and prospective tenants.
Caprocq hired DP3 Architects to design innovative, modern and sought-after spaces throughout the entire building. DP3 Architects will work alongside LCK, the project management partner firm to Colliers | South Carolina, to make this vision a reality. This developer, real estate, architect and project management combination are the ultimate dream team for creating an engaging environment for both tenants and downtown patrons alike.
Caprocq plans to invest about $1.2 million to the revitalization of Greenville’s premier center, which currently houses prominent tenants such as Wells Fargo, Arthur J. Gallagher & Co, Jackson Lewis P.C., GreerWalker and McCallum Sweeney. Additional high-profile tenants are already signed on to take advantage of the upgrades, including DP3 Architects. The redevelopment will include a modern and dramatic facelift to the main lobby and each floor elevator lobby. New storefront entrances will be revealed from the lobby to the onsite retail and restaurants, transforming the atmosphere from office building to mixed-use galleria, including a proposed “news stand” that will feature daily conveniences for tenants. Additional enhancements will include updates to the elevators, lighting, and furniture.

Caprocq purchased the Wells Fargo Center on December 1, 2016 and retained Colliers International for the leasing, property management and project management for the building. The Wells Fargo Center is the first of the partnership’s ventures into Greenville, and the lobby and floor renovations will be part of a larger plan to revitalize and reenergize this central feature in Greenville’s Central Business District.
