SunCap Property Group purchases land and plans fifth development project in Greenville-Spartanburg industrial market

With its most recent purchase of approximately 29.56 acres in Duncan, SunCap plans to add 270,400 square feet to its portfolio of developments in the Upstate of South Carolina.

Spartanburg, SC – Charlotte, NC-based development firm SunCap Property Group has been a part of the growing industrial movement in the Greenville-Spartanburg-Anderson market, also known as the Upstate, since 2013. The company’s most recent investment includes the purchase of approximately 29.56 acres in Spartanburg County on which they plan to build a 270,400-square-foot Class A speculative building.

Garrett Scott, SIOR, John Montgomery and Brockton Hall, who make up the Colliers International industrial real estate team in Spartanburg, will be responsible for leasing the finished building.

The new facility is strategically located with access routes from Tyger River Drive and Howell Road within the existing Hillside Industrial Park, less than one mile south of Interstate 85 in Duncan. Conceptual plans show the building with 59 off-dock trailer spaces, 315 employee parking spaces, 32’ clear heights and dimensions of 260’ x 1040’. 

With more than nine years of experience in commercial real estate development throughout North and South Carolina, SunCap was able to leverage its knowledge of the market to select this site for development. 

“This infill site was selected based on its proximity to Interstate 85, as well as BMW and the Inland Port in Greer,” says Derek Mathis, SunCap Senior Vice President. “Given the region’s economic drivers, we have a high degree of confidence in the continued performance of the Spartanburg industrial market and look forward to bringing this exciting project out of ground.”

The industrial area is located off of SC Highway 290, less than one mile from I-85, approximately seven miles from I-26 and 10 miles from the Inland Port.

This combination of building features and location is ideally suited for a wide range of users, from manufacturing to distribution. The property will be open for build-to-suit proposals until spec construction begins in 2019.
