Spartanburg Regional Healthcare System partners with Colliers International to open ±22 acres across from Pelham Medical for sale and development.

Spartanburg Regional is actively seeking development companies with experience in retail, dining, office and/or hospitality multi-use development to bring desired amenities to the organization’s existing and future facilities off Exit 56 on Interstate 85 in Greer, South Carolina.

Spartanburg, SC- Spartanburg County’s second-largest employer, Spartanburg Regional Healthcare System, has partnered with Colliers International’s Spartanburg team of Garrett Scott, SIOR, John Montgomery and Ralph Settle to position a ±22-acre land asset for sale and development approximately 2 miles south of the Greenville-Spartanburg International Airport in Greer, South Carolina.

The ±22-acre parcel, located directly across from the growing Pelham Medical Center campus, is ideally suited for hospitality, retail, office and/or restaurant use due to the growing population and large employer base in this area, as well as proximity to the interstate and GSP airport – serving more than 2.6 million travelers per year.

The site consists of 4 development-ready pads with all existing infrastructure in place including roads, curb, gutter, stormwater and utilities and is accessed via signalized intersection on Hwy 14.

The tract also includes a ±4,800-square-foot former bank branch building on a ±1.3-acre outparcel, which can be incorporated into the final development plan or sold separately to a financial institution for similar use. Preliminary site plans for the location show potential for a 90-room hotel and ±93,200 square feet of retail, restaurant and/or flexible office space with ample parking. 

Since its opening in 2008, Pelham Medical Center has been a multifaceted facility for expert medical care. The facility offers emergency care services with low wait times, primary physician care, full diagnostic capabilities, medical and surgical specialties, surgery and a world-class cancer center.

The Gibbs Cancer Center & Research Institute opened its $72.5-million state-of-the-art expanded facility in March, offering medical oncology, radiation oncology and surgical oncology as well as a clinical research program. This new expansion will add 80 new employees to the medical campus on the corner of Hwy 14 and Westmoreland Rd, bringing the total number of employees to 630 providing service for an estimated 300,000 patient visits annually.

The average traffic count on I-85 at Exit 56 is ±94,500 daily.

“The goal of positioning this asset for sale is to unlock the site’s potential and to provide amenities for our employees and patients of the medical center as well as residents and employees of other nearby large employers and travelers from the airport and along I-85,” said Pelham Medical Center President Tony Kouskolekas. “The medical center is strategically located to be easily accessible for our patients from the interstate and nearby airport, which will also be beneficial for any businesses that take up residence here. We want to be conscious of the people in the area and what types of services and amenities would be welcome and complementary to our campus.”

Colliers International was chosen to represent the medical group and will advise Spartanburg Regional throughout the process. The firm plans to use its national platform and network to market the property to established retail, multi-use and hospitality partners and identify the most qualified developer for this project.
