Colliers International assists Cass Information Systems with move and expansion to Independence Corporate Park

Move from Patewood one of the largest in Greenville’s suburban office market in recent quarters.

Greenville, SC – In a tenant-friendly office market that has forced landlords to compete fiercely for tenants, Independence Corporate Park has leased approximately 18,000 square feet of space to Cass Information Systems, thanks to the help of Colliers International, which represented both the landlord and tenant in the transaction. This marks one of the largest moves from a Class A office tenant in Greenville’s suburban market in the past few quarters.

“We are pleased to welcome Cass Information Systems to Independence Corporate Park,” said Chris Tully, the Park owner’s representative. “The Park benefits from a prime location in Greenville’s suburban market, with a great surrounding area. We have worked hard to capitalize on this with superior amenities and planned improvements to attract high-quality tenants such as Cass.”

Headquartered in St. Louis, Cass provides transportation, utility, waste and telecom expense management and related business intelligence service. Greenville is the location of their Telecom Expense Management division. The company’s move in Greenville began with a dual need: for additional space – about 6,000 square feet – and for more efficient utilization of their space. For this, they turned to Colliers International for tenant representation.

“With the current vacancy in the Greenville market, factors like the landlord’s commitment to tenant needs and park improvements, as well as location and amenities, really helped Independence Corporate Park stand out to this high-quality tenant,” said Brantley Anderson, Brokerage Associate. The Park has additional planned improvements, with phased construction starting the summer of 2018.

Greenville’s office market has become highly tenant-friendly, with large vacancies of office space in both the downtown and suburban markets leading to greater competition between landlords and building owners for high-quality tenants. Within this context, Cass’s lease at Independence Corporate Park highlights the high bar that office properties will have to meet to differentiate themselves in the market.
