Greenville, SC - Colliers office brokerage team members Brantley Anderson, CCIM, Taylor Allen, SIOR, CCIM and Bailey Tollison represented Canal Insurance Company in the company’s relocation within Downtown Greenville, SC. Canal will lease ±65,000 square feet of office space at 101 N. Main Street to serve as its new corporate headquarters, signifying Canal’s long-term commitment to Main Street.

“As a family-owned business with strong ties to Greenville spanning several generations, Canal is pleased to expand our operations and presence in the city through this decision and investment. We have reached an important milepost in our journey as a company with a successful 80-plus year history in the books and a bright vision for the road ahead,” said Paul Brocklebank, President & CEO of Canal. “The move to 101 N. Main represents a significant enterprise commitment to this future, our valued employees and the customers we serve, and the City of Greenville.”

101 N. Main Street anchors Greenville’s ONE City Plaza in the heart of Downtown Greenville. With the rebranding of the existing building and upfit of their new space, Canal will become the new anchor tenant in the tower, occupying floors 4, 12, 14, 15 and 16, which is over one-third of the building. Canal has operated its headquarters from its current Stone Avenue location for 29 years.

“We are thrilled to represent Canal Insurance Company in the relocation of its corporate headquarters. Canal’s vision for the space speaks to the company’s culture and commitment to their employees’ work environment,” said Taylor Allen, SIOR, CCIM, Vice President at Colliers. “Having a new anchor office tenant downtown is something the city has been pushing for, and we are excited that Canal can continue to elevate the office market in the Central Business District.”

“Canal has been a pillar of the downtown community for generations, and it’s exciting to see the business making its next generational move into the heart of Greenville’s CBD,” said Brantley Anderson, CCIM, Vice President at Colliers. “Canal’s commitment to Main Street is a testament to the vitality and desirability of the CBD district. This move will not only create a new, modern work environment for Canal’s employees but will offer a new brand for the iconic tower.”

Canal Insurance Company, an A- (Excellent) rated insurer by A.M. Best, specializes in insurance for commercial trucking and specialty transportation operations. The insurance company has over 230 employees with growth on the horizon. Canal is anticipated to move into its new headquarters by mid-year 2022.

“Our employees are very excited and eager to move to the heart of downtown. We believe that this new location and contemporary office space will not only be enjoyed by our current employees but also be an advantage in future recruitment,” said Laura Beth Medley, Vice President and Chief Human Resources & Corporate Communications Officer at Canal.

Anderson, Allen and Tollison are members of the Colliers office brokerage team, specializing in landlord and tenant representation throughout the Greenville-Spartanburg market of South Carolina.

In addition to brokerage services, Canal hired LCK, Colliers | South Carolina’s project management partner to manage the upfit of its ±65,000-square-foot space. LCK’s Scott Rush and Doug Vincent will be managing the project from inception to Canal’s occupancy.

“Canal’s commitment to Downtown Greenville is paralleled with their commitment to the Canal staff to create a new and exciting space in which to work,” said Mickey Layden, President/CEO of LCK. “We are grateful for the opportunity that we have been given to partner with such a great organization and leadership team to make their commitment a reality.”

LCK currently has a volume of nearly $1 billion of work in various stages of progress across the state of South Carolina. Whether a renovation or a greenfield assignment, LCK brings the expertise needed to migrate a project from conception, through design and construction, to ribbon cutting.
