Newberry Park Lands O2B Kids


Gainesville, Fla. – April 30, 2021 – Colliers International’s GNV Commercial Advisory Team has successfully represented Parkwood Alachua Land Investments, Inc. (the seller), in the closing of a 0.40-acre land parcel located at 11995 W. Newberry Road in Gainesville, Florida to Concept Development, Inc., the development partner of O2B Kids!. Concept was represented by Swift Creek Realty and the transaction closed on April 21, 2021.

O2B Kids!, founded by Andy Sherrard and Danny Stevens, opened their first location in Gainesville in 1998 on Newberry Road next to North Florida Regional Medical Center and has grown to 23 locations in Florida with 2 locations in Georgia. With this land purchase, O2B Kids! plans to build a new facility that will include a 7,836 SF building as well as a 6,910 SF playground. O2B Kids! has become a touchstone for innovative childhood learning and continues to expand serving the needs of young children (and parents) in our community.

Lauren Edwards



Lauren is very familiar with Gainesville and its surrounding areas. She graduated with her Associates Degree in Psychology from Santa Fe College. However, Lauren realized her true passion is real estate. Previously a marketing coordinator for a local retail business, Lauren created one-of-a-kind social media posts and weekly newsletters, which increased the company’s sales.


Due to her familiarity with social media and having earned her real estate license, Lauren brings a creative edge to the Drotos Ryals Team, which will assist in the boosting of its brand and marketing of listings. Rory Causseaux

Rory graduated from the University of Florida with a degree in civil engineering and has spent the past 35 years in Gainesville as a professional consultant in the land-development industry. Shortly following his graduation, Rory founded CHW Professional Consultants. Serving the company for the last 30 years, Rory’s roles shifted from Vice to President, to CEO and later to Founder. Under Rory’s leadership, the company grew from 13 employees to 85 employees and increased its gross revenue to well over $10 million.

 As a professional engineer, Rory has worked on thousands of projects within Alachua County and the southern United States. Having worked with numerous owners and developers on single-family, multi- family, commercial, retail, industrial and institutional uses, Rory has discovered a uniqueness to each property and project after having worked in such a diverse market of land development. Rory’s engagement and leadership doesn’t stop there, he is well known in the Gainesville community for his roles in many different organizations, some of which include Rotary club of Gainesville Sunrise (President), Climb for Cancer Foundation (Board Member), Builders Association of North Central Florida (BANCF) (past Associate Vice-President), American Heart Association (2018 Heart Walk Chair) and Gainesville Chamber of Commerce (Board Member since 2013, Chair of The Board 2017, currently Immediate Past-Chair).
