NW Office Transacts Despite COVID-19

Purchase Price: $877,000
2790 NW 43rd Street Suites 100, 200 & 300
Gainesville, FL 32606

The world changed drastically from the start of this deal to the end due to the COVID-19 pandemic. The GNV Commercial Advisory Team was tasked by the Buyer (Landmark Mortgage) to locate a suitable office space that could accommodate their growing needs while in the interim having cash flow from Tenants.

Various challenges were overcome including:
Limited inventory of offices for sale especially in the heart of the 43rd St. corridor

  • 2 separate property owners
  • COVID hit during the beginning of negotiations throwing caution and uncertainty into the market
  • Off-market deal
  • Unique interest for Buyer (end-user) to secure building with vacant space and Tenants (cash-flow)
  • ½ the building Owner occupied and ½ Tenant occupied
  • Finding a suitable office space for displaced Seller

GNV Commercial Advisory Team successfully located a 3 suite off-market opportunity through their deep relationships in the market that fit the Buyer’s needs with willing Seller’s.

  • Identified unique off-market opportunity with a mix of vacant office and leased space
  • Facilitated negotiations for 2 contracts and 1 lease
  • Managed transaction process involving 2 Sellers and 2 Tenants and communication flow to each
  • Identified and negotiated an office space for one of the Seller’s being displaced by the sale

Upon being engaged, the GNV Commercial Advisory Team:

  • Ensured a smooth transaction navigating the uncertainty resulting from COVID-19
  • Achieved all parties’ goals through transparency and market data
  • Solved the short and long term need of the Buyers growing office
  • Hit timeline goals with numerous parties’ unique deadlines

“Dan did a great job finding this off-market opportunity for our growing team in the middle of the pandemic. It allows us more space and cash flow from two established Tenants in a great location, which is what we were looking for. Consisting of two separate transactions, we were very pleased at how the process was managed efficiently and effectively to meet everyone’s goals and timelines. We would highly recommend Dan and his team for your next commercial transaction.”
– Fritz Reichardt, Branch Manager Landmark Mortgage Planners

“We had worked with Dan and his team over the past few years with various leasing assignments and they have always done a great job. Although we were not actively looking to sell, Dan brought a strong offer in the middle of the pandemic, which we were pleased with. The transaction went smoothly, and we appreciated the opportunity given the uncertainty in our world today. Please consider Dan and his team for your next commercial transaction.”
