Colliers Sells 100,000 SF Industrial Property in NE Gainesville


Gainesville, Fla. – 10/20/21 – Colliers International’s GNV Commercial Advisory Team has successfully represented Gain Develop Industrial, LLC (the Seller), in the disposition of a 100,000 SF industrial facility located at 5901 NE Waldo Road in Gainesville to a subsidiary of Laurel Ridge Holdings LLC (the Buyer). Laurel Ridge was represented by Ozzie Mutz out of Tampa, Florida. The transaction closed on October 7, 2021.

This free-standing, 100,000 SF building was built in 1974 and recently renovated in 2018. This industrial structure is located in northeast Gainesville, just north of the Gainesville Regional Airport (GNV) on Waldo Road and sits on 15.06± acres. It is currently home to four Tenants: Iron Mountain, Tailgate Guys, Shands Teaching Hospital, and UF Press of Florida. Shands’ current lease expires later this year, opening 22,500 SF for lease to a long-term tenant with an additional three acres of developable land available for use.

Rory graduated from the University of Florida with a degree in civil engineering and has spent the past 35 years in Gainesville as a professional consultant in the land-development industry. Shortly following his graduation, Rory founded CHW Professional Consultants. Serving the company for the last 30 years, Rory’s roles shifted from Vice to President, to CEO and later to Founder. Under Rory’s leadership, the company grew from 13 employees to 85 employees and increased its gross revenue to well over $10 million.

 As a professional engineer, Rory has worked on thousands of projects within Alachua County and the southern United States.
