The 252,720-square-foot Gateway One and 252,720-square-foot Gateway Three buildings broke ground on November 1, 2022, and will deliver in Q2 2023. Each building will feature a 190-foot deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot by 54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. The buildings will be subdividable for users needing as little as 56,160 square feet of space.

Magnus will break ground on Gateway Two, a 408,240-square-foot speculative building, in Q2 2023. The Gateway Two building will feature a 190-foot deep truck court, up to 32 dock-high doors, 50-foot by 54-foot bays, 36-foot clear heights, ESFR fire protection and LED lighting.

Additionally, Magnus has plans to develop a Gateway Four building at a later date based on market demand.

“803 Industrial Park will be the Midlands’ premier Class A park to attract growing industrial users,” said Kevin Werner, partner with Magnus. “We anticipate leasing both buildings under construction upon completion and will quickly develop the rest of the park, offering over one million square feet of state-of-the-art industrial buildings.”

803 Industrial Park has several logistical advantages; the park is adjacent to CAE, the UPS regional air hub, the UPS ground hub, FedEx Freight and a Norfolk Southern transload rail terminal. Additionally, the site is 1 mile from I-26 with easy access to surrounding markets via I-77, I-20 and I-95 and within two hours of the Port of Charleston.

“In an industrial market with high demand for available Class A buildings; we are delighted to announce two new facilities, each offering 252,780 square feet,” said Lexington County Council Vice Chair Beth Carrigg. “The strategic location chosen by Magnus within the newly created 803 Industrial Park is ideal for development. Lexington County is privileged to partner with Magnus in support of their endeavors.”

Colliers’ industrial brokerage team of Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard, SIOR and John Peebles are handling the leasing and marketing for the park. For more information and current availabilities at 803 Industrial Park, please visit

As part of the Colliers platform of services, I serve both tenants and landlords with their respective industrial  needs. I assist tenants with comprehensive site selection, acquisitions and dispositions and lease negotiations. In addition, I offer similar services to institutional landlords, which include strategic planning, detailed reporting and market analysis, marketing and lease/sale negotiations. I work with an integral team and find that our teamwork is one of our biggest advantages in completing deals for our clients that exceed their expectations.

Working in industrial brokerage, I have the opportunity to see the vast progress of companies and help to play a part in a client’s business development. I find that, for me, success is finding the best possible outcome for a client within their constraints and knowing that I have brought significant value to their growth.
