Colliers International’s industrial brokerage team to handle marketing and leasing for the project

Columbia, SC - Columbia Metropolitan Airport (CAE) and Magnus Development Partners announce 803 Industrial Park, a new speculative industrial development adjacent to CAE. The park will consist of nearly one million square feet total and Magnus Development will break ground on Building One, a 204,120-square-foot building, in early 2021.

803 Industrial Park is unique from competing properties in its multimodal capabilities; the park is adjacent to CAE, the UPS regional air hub, the UPS ground hub, FedEx Freight and a Norfolk Southern transload rail terminal. Additionally, the site is 1 mile from I-26 with easy access to surrounding markets via I-77, I-20 and I-95 and within two hours of the Port of Charleston.

“803 Industrial Park is the Columbia market’s most versatile industrial development,” said Kevin Werner of Magnus Development. “We are excited about our flourishing partnership with CAE and look forward to the economic impact this development will bring to the central South Carolina region, resulting in new businesses and job creation.”

“Without a doubt, this partnership will capitalize on the expansive, underdeveloped land in and around the Columbia Metropolitan Airport,” said Columbia Metropolitan Airport (CAE) Executive Director, Mike Gula. “With the experience and industry knowhow that both Magnus Development Partners and Colliers International bring to the table, the economic possibilities and regional benefits are endless.”

Building One will feature a 130-foot deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot by 54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. The building will be subdividable for users needing as little as 34,020 square feet of space.

Colliers International | South Carolina’s industrial brokerage team of Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard and John Peebles have been hired for the leasing of the development. The team is the leading industrial brokerage team in central South Carolina, specializing in leasing, user sales and investment sales of industrial properties.

Colliers’ marketing team of Liz McCary, Elizabeth Riley, Sarah Davis and Gibson Westfall provided branding, marketing, advertising and website development services for the project in collaboration with CAE's marketing team. “There is truly nothing like this development available in the market,” said Salley, Vice President and Director of Industrial Brokerage in Colliers’s Columbia office. “The benefits this site will bring to a user are unique in its many transportation and logistics capabilities. We look forward to working with Magnus and CAE to find users from around the globe who will benefit from the development’s unique access to markets.”

As part of the Colliers platform of services, I serve both tenants and landlords with their respective industrial  needs. I assist tenants with comprehensive site selection, acquisitions and dispositions and lease negotiations. In addition, I offer similar services to institutional landlords, which include strategic planning, detailed reporting and market analysis, marketing and lease/sale negotiations. I work with an integral team and find that our teamwork is one of our biggest advantages in completing deals for our clients that exceed their expectations.

Working in industrial brokerage, I have the opportunity to see the vast progress of companies and help to play a part in a client’s business development. I find that, for me, success is finding the best possible outcome for a client within their constraints and knowing that I have brought significant value to their growth.
