Colliers to lease and market Airport Distribution Center, a 247,000-square-foot speculative industrial development adjacent to CAE

Columbia, SC – Colliers | South Carolina’s industrial brokerage team of Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard, SIOR and John Peebles have been hired for brokerage and marketing services for Airport Distribution Center, a 247,000-square-foot industrial speculative building located off of Platt Springs Road and Colite Drive, adjacent to Columbia Metropolitan Airport (CAE).

Indianapolis-based developer Scannell Properties will break ground on the site this month. They have hired Colliers to bring distribution or manufacturing users to the development.

The Class A building is currently scheduled to be completed in the third quarter of 2022 and will feature 32-foot clear heights, 71 trailer parking spaces, 22 dock-high doors, an ESFR fire suppression system and LED lighting.

Airport Distribution Center is located on the border of CAE Enterprise Park, which is home to Flex, Harsco Rail, L&L Products, CEEUS, Inc., Allied Air Enterprises, Beverage South and Ferrous Engineering and Tool. A new stoplight will be installed at the corner of Platt Springs Road and Enterprise Parkway to improve access to the entire industrial park.

“Airport Distribution Center is located within a mile of both the UPS Air and Ground Hubs and the FedEx Air Ship Center, making it ideal for e-commerce businesses and last-mile delivery service providers,” said Salley, Managing Director | Industrial Services for Colliers’ Columbia office. “The property’s access to three interstate systems within 10 minutes allows quick access to surrounding submarkets and regional markets as well as the Port of Charleston.”

The building is Scannell Properties’ first development in Columbia. They have completed several other build-to-suit and speculative industrial development projects in South Carolina, including Hillside Enterprise Park in Duncan and three buildings at Legacy East in Rock Hill.

“While Scannell is not new to South Carolina, we are excited to break into the Columbia market,” said Noam Newman, Development Manager at Scannell Properties. “We recognize the opportunity for growth in this market and we have planned strategically to deliver building solutions to meet the current market demand.”

Headquartered in Indianapolis, Scannell Properties is a privately owned real estate development and investment company that focuses on build-to-suit and speculative development projects throughout the United States, Canada and Europe. It offers experienced leadership, a history of successful commercial development projects, broad geographic reach and expertise in a wide range of building types.

Salley, Mathews, Beard and Peebles are the leading industrial brokerage team in central South Carolina, specializing in leasing, user sales and investment sales of industrial properties. Their multifaceted platform gives them a unique insight into market conditions for all types of industrial properties.

As part of the Colliers platform of services, I serve both tenants and landlords with their respective industrial  needs. I assist tenants with comprehensive site selection, acquisitions and dispositions and lease negotiations. In addition, I offer similar services to institutional landlords, which include strategic planning, detailed reporting and market analysis, marketing and lease/sale negotiations. I work with an integral team and find that our teamwork is one of our biggest advantages in completing deals for our clients that exceed their expectations.

Working in industrial brokerage, I have the opportunity to see the vast progress of companies and help to play a part in a client’s business development. I find that, for me, success is finding the best possible outcome for a client within their constraints and knowing that I have brought significant value to their growth.
