Colliers| South Carolina represents Blue Diamond in the leasing of 190,192-square-foot building in Clinton, SC

Columbia / Greenville, SC – Colliers | South Carolina’s industrial brokerage teams in Columbia and Greenville-Spartanburg represented Blue Diamond Industries in the leasing of a 190,192-square-foot industrial building at 877 Torrington Road in Clinton, SC. 

This location will establish a micro-dust production operation in the Southeast United States which will enable the manufacturing of essential infrastructure by providing protection of fiber, data and power cables. Blue Diamond’s parent company, Hexatronic Group AB, is investing $18 million in equipment and infrastructure to produce conduit and pipe products. Additionally, the plant will serve as a logistics hub for the company’s FTTH (Fiber To The Home) system for the United States. The company plans to have the plant fully running by the third quarter of 2022.

Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard and John Peebles from the Colliers office in Columbia and Garrett Scott, SIOR, John Montgomery, Brockton Hall, SIOR and Dillon Swayngim from the Colliers office in Greenville-Spartanburg collaborated to conduct a four-state search. Blue Diamond choose this facility in Clinton because of the facility’s existing infrastructure, the strong labor market in Clinton and the pro-business climate in South Carolina.

“Blue Diamond’s expansion in Clinton represents an increase of their U.S. capabilities and the adaptation of the tremendous amount of internet connectivity that’s underway across the country,” said Salley. “Their presence in South Carolina and distribution capabilities across the Southeast will support the growth of high-speed internet to all parts of the country as envisioned by the 2021 Infrastructure Bill.” 

“Blue Diamond needed access to rail to import the raw materials for their products. It was a challenge in this tight market to find an existing building with rail access,” said Beard. “While this site is not directly served by rail, we were able to find a nearby site and negotiate with Carolina Piedmont railroad to create an offload facility specifically for Blue Diamond so they can get the product to their facility in a cost-efficient manner.” 

“This new location ensures Blue Diamond Industries and Hexatronic US have the necessary capacity to support the needs of the rapidly transforming and growing US network infrastructure, enabling the scalability of our HDPE protection conduit and the US expansion of Hexatronic’s FTTH network solutions,” said Will Jensen, CEO of Blue Diamond Industries LLC. “This manufacturing location will be providing FTTH and HDPE protection conduit solutions that empower the community’s economic viability through internet infrastructure.”

877 Torrington Road is a former wood flooring manufacturing building located on 52 acres in Laurens County. It offers ample room for expansion and includes 13 truck docks and three drive-in doors to serve logistics requirements.
