Collett Industrial breaks ground on 210,600-square-foot speculative industrial development in Carolina Pines Industrial Park

Columbia, SC – Collett Industrial announces that it has broken ground on a 210,600-square-foot speculative industrial building in the Carolina Pines Industrial Park in Blythewood, SC.

Colliers | South Carolina’s industrial brokerage team of Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard, SIOR and John Peebles has been hired by Collett for brokerage and marketing services to bring distribution or manufacturing users to the park.

The Class A building is currently scheduled to be completed in the fourth quarter of 2022 and will feature 32-foot clear heights, 46 dock-high doors, up to 60 trailer parking spaces, an ESFR fire suppression system, LED lighting and an expansion capability of approximately 117,000 square feet. This modern facility can accommodate tenants requiring up to approximately 327,600 square feet.

Collett Industrial has assembled a first-class team for the development with Matthews Construction serving as the site contractor, Vannoy Construction as the building contractor, MCA Architecture as the architect and Thomas & Hutton as the civil engineer.

The Carolina Pines Industrial Park is home to Belk Distribution Center, Intertape Polymer Group, Husqvarna Outdoor Products, Patterson Logistics Services, Amcor Rigid Plastics and more.

The Carolina Pines building is Collett Industrial’s first development in Columbia. Additionally, the development company is currently constructing two buildings totaling 519,500 square feet of speculative industrial space at Willimon Business Park in Greenville with leasing and marketing services provided by Colliers’ Greenville-Spartanburg industrial brokerage team.

Humphreys Capital, a real estate investment firm based in Oklahoma City, is partnering with Collett on its investment at Carolina Pines. This represents the first investment Humphreys has made in this emerging area of South Carolina’s burgeoning industrial corridor and its third investment in the state overall.
