Challenge: Schweid & Sons is a fourth-generation, family-owned and -operated supplier. They deliver high-quality beef to restaurants, grocers and special events. Schweid & Sons had operated out of a 40,000-square-foot facility in Carlstadt, NJ since the late 1970s. Due to an expanding customer base and consumer demand, Schweid & Sons identified the need to expand its processing capabilities in the Southeast U.S. by acquiring a new facility.
Strategy: Colliers food advisory professionals were hired by Schweid & Sons to assist with site selection for the new Southeastern facility. Schweid & Sons’ primary goal was to save time and money by finding an existing food facility with food-related infrastructure, such as floor drains, wastewater, freezer and cooler, and heavy-utility capabilities.
Other primary factors that could not be compromised were timeline to operational readiness, availability of quality labor and a friendly business environment. The initial search included most Southeastern states, and a short list of buildings was identified in Georgia, Tennessee and South Carolina.
Result: We found a food service facility that had existing freezer and cooler infrastructure in good condition. The facility met all other requirements, including ample employee and trailer parking and a viable labor pool. Colliers negotiated favorable acquisition terms that allowed the client to stay within budget and meet the goal of being operational in early 2017.
