DECATUR, GA – Joe Montgomery, Scott Israel and Henry Kushner of Colliers Retail Investment Sales team represented Alliance Realty Services in the sale of Sam’s Crossing Village, which was purchased by Publix.
Sam’s Crossing Village is a 65,785-square-foot retail center anchored by a new Publix (53,785 sq.ft.) grocery store. It is Decatur’s newest grocery-anchored shopping center development, completed by Alliance Realty Services in 2022. Senior Vice President, Joe Montgomery shared, “This development required skill and patience in enduring a lengthy entitlement path and construction process during the Covid-19 pandemic.” Vice President, Scott Israel added, “Sam’s Crossing Village is an exciting new development well-positioned inside of I-285 on the eastern edge of Decatur. The shopping center’s location on East Ponce de Leon Avenue at North Arcadia Avenue gives access to a previously underserved submarket currently exhibiting explosive multi-family residential growth.”
Publix is the largest traditional grocery chain in Georgia with 202 locations across the state. The center features contemporary architecture and 12,000-square-feet of shops occupied by tenants including DECA Dental, Planet Smoothie, Jersey Mike’s and Jeremiah’s Italian Ice. Sam’s Crossing Village caters to affluent customers with a population of 110,254 and an average household income of $122,101 within a 3-mile radius.
“Decatur is a jewel among Atlanta’s most desirable neighborhoods, offering the convenience of the city and the perks of the suburbs,” Joe Montgomery stated. “It has become a mecca for students and families alike. As Decatur’s popularity continues to grow, the population in the 3-mile vicinity is expected to swell more than 5% over the next five years.”
