Single Story Office Experiences Resurgence of Activity – Colliers Leases Over 65,000 RSF for Sugarloaf I-V Office Campus in Duluth, GA

Robust activity signifies tenants’ increased demand for creative, single-story office space

Duluth, GA – Leading diversified professional services and investment management company, Colliers landlord services group, recently facilitated the lease-up of The Simpson Organization’s 314,762 RSF, single-story, office campus, Sugarloaf I-V, in Duluth, Georgia, to 92% leased. The campus appeals to small and mid-size companies seeking personable service and a professional workplace. Senior Vice Presidents and Principals, Deming Fish and Heather Lamb, with Colliers Atlanta’s Landlord Services Group, led negotiations.  Of the over 65,000 RSF of deals completed over the last 6 months, the most notable leases were to Keck & Wood, a civil engineering firm, Integrity Dental, a full-service dental laboratory, American Red Cross, a blood, platelet and plasma donation center, Boxlight, an education innovation company, and Virtual Properties, a residential real estate firm. 

These deals, along with several others, signal a shift in office space tenants’ priorities. Lamb shared, “We are noticing a strong demand from tenants for creative office spaces, in single-story office buildings, where they can curate their own look and feel while incorporating high ceilings and modernized exteriors.” 

Sugarloaf I-V is the perfect example of the type of office space described by Lamb. Comprised of five buildings, the campus offers unlimited build-out potential, soaring ceilings, abundant natural light and outdoor collaboration spaces. The campus is also conveniently located along Sugarloaf Parkway, just moments from I-85. Further, Sugarloaf I-V features several popular and walkable dining destinations including Moe’s, Jimmy Johns, Panera, Marlow’s Tavern, Chick-fil-A and Starbucks to name a few.
