Colliers leases 64,377 SF of Class-A office space to forward-thinking company: Verint Americas Inc.

Deal signals a shift in corporations’ priorities, valuing spaces that promote flexibility, convenience, fitness and collaboration over square footage.

ALPHARETTA – Leading diversified professional real estate services and investment management company Colliers recently secured a 64,377 SF lease for the Class-A office, 5995 Windward, bringing the property to 97% leased (surpassing 270,000 SF) within 18 months. The new tenant, Verint Americas Inc., will begin occupying in Q4 2022. Senior Vice Presidents & Principals Deming Fish and Jessica Doyle with the Atlanta office’s Landlord Services Group represented the landlord, Grubb Properties. Vice-Chairman, Director & Southeast Region Lead, Chris White of Savills represented the tenant.

5995 Windward is located in Alpharetta, GA, a suburb north of Atlanta. Following the move out of the previous tenant, who formerly occupied the entire building, the property was converted from single to multi-tenant, and underwent $14 million USD in renovations including a new modern lobby, grab & go and full-service café with abundant indoor and outdoor seating, large state-of-the-art fitness and conferencing centers, collaborative seating areas and basketball and pickleball courts. Fish, added, “Grubb Properties made strategic investments into 5995 Windward to make it the most appealing large tenant building in the North Fulton Market.”

Verint Americas Inc., a customer engagement company, helps organizations adapt to the future of work, eliminate the inefficiencies created by organizational and data silos, and consistently deliver differentiated experiences at scale. They were looking to downsize from its existing location into a more efficient, open layout office on a single floor to meet the company’s changing requirements. 5995 Windward checked all the boxes. Upon signing their lease, Colliers Landlord Services Group successfully leased over 285,000 SF at 5995 Windward. Fish shared, “Verint will stay in the market [North Fulton] creating a much more flexible office environment for its employees and its customers.”

Prior to Verint Americas Inc.’s signing, Global Payments Inc., an American multinational financial technology company that provides payment technology and services to merchants, issuers and consumers,  secured a +220,000 SF lease at 5995 Windward.

Jessica Doyle

Senior Vice President, Principal


Jessica is the Co-Market Leader and Senior Vice President of the Landlord Services Group with a dedicated focus on increasing asset value to office properties she represents. She is responsible for the oversight of the firm’s office agency leasing professionals who represent investors of office properties in the Metro Atlanta, and is charged with continuing to grow the agency side of the business while working with the team on property strategy and lease up of  existing agency assignments. 

For the past six years Jessica has worked directly on the institutional ownership side of the business and as such, understands the significant impact her leasing efforts have on the valuation of a property. Her institutional background and creative nature are what set her apart.

Prior to joining Colliers, Jessica was the Managing Broker and Leasing Director at John Hancock Real Estate where she oversaw the leasing of a 4.5 million  square foot portfolio located within the southeast. Notable assets include The Proscenium and 1100 Peachtree located within Midtown, Phipps Tower located in Buckhead and Ashford Green located in Central Perimeter. Prior to joining John Hancock, Jessica spent six years in Landlord Representation working with  Newmark Grubb Knight Frank exclusively representing local, regional, and institutional owners.

The six years prior to that, Jessica was the Vice President of Leasing for Ackerman and Company, representing local and regional third party office owners.
