Colliers Retail Transacts 12 Acre Land Sale Paving Way for Redevelopment
January 26, 2021 [Easton, PA] – Baseball lovers of the Easton/Lower Nazareth area will soon have great reason to cheer. Husband wife team of Kevin and Theresa Moyzan have navigated a critical step that puts the launch of their exciting new community athletic center “The Park” into focus.
The Park will feature two outdoor fields, customizable for either adult baseball and soccer - or into multiple junior athletic fields. Indoor space will feature multiple turf fields, batting cages and community event space. The complex will serve as home to local tournament club the Powerballers, and be available for rent for other community teams. High quality training sessions facilitated by the house team athletes, who have college and professional level baseball experience, will be on offer for those looking to take their skills to the elite level.
The Moyzan’s are well-known fixtures of the sports scene of the Lehigh Valley, having run their successful tournament league, with five teams today, and non-profit baseball training camps in the region for several years.
It was the constant search for field space for those endeavors that led them to the plans in place today.
“We were always seeking and renting fields in which to practice and so we just have always known there was a better way. This was the year we seized the opportunity to do so. We have long imagined a space where we can help impart all the best character and athletic skills that baseball training can afford. We are also happy to give children of the Lehigh Valley (and their parents!) a healthy physical outlet throughout the typical down winter months, something we sought out for ourselves when our children were young.” shared Theresa.
Derek Zerfass and Seth Lacey of the Colliers Allentown retail team facilitated a critical sale that assisted the couple to form a developable land parcel for The Park. Working on behalf of the Seller, the team completed a $3,400,000, 12-acre land sale of the former storage facility of construction supply firm ORE Rentals at 270 Country Club Road, Easton, PA to the Moyzan’s in December of 2020. The sale represents approximately half of The Park’s full 24-acre redevelopment footprint.
“I think this is an awesome story from the real estate perspective. It is well known there is a great need for sports complexes like The Park in the Lehigh Valley and yet traditionally it has proven difficult to achieve. The Moyzan’s have taken several underdeveloped and underutilized land sites and assembled them into what will be a really welcome and productive community use. Our family of junior sports athletes will be first in line.” shared Derek Zerfass, a Senior Vice President with the Colliers Allentown retail team.
“Despite economic downturn, location remains the fundamental driver of real estate transactions. The Easton/Lower Nazareth market has been experiencing great growth and the site enjoys prime visibility on the Route 33 commercial corridor, and easy access throughout the general region.” shared Seth Lacey, an Associate with Colliers Retail involved with the transaction.
With the purchase of land complete and township approvals in place, a projected opening for The Park is anticipated for Fall of 2021 for outdoor sports, with indoor winter workouts projected by Winter of 2021. “We were able to accomplish all of these steps through COVID, with a lot of justifications along the way telling us we made the right decision, shared Theresa.”
