68,000 square feet leased at Level 2 offices at Winrock Town Center

New Mexico Orthopaedics will relocate its headquarters from Presbyterian Hospital to Winrock Town Center.

Business First reporter Collin Krabbe broke the news this week that New Mexico Orthopaedics signed a lease for new headquarters space at Winrock Town Center in Uptown.

The cost of the 68,000-square-foot lease was not disclosed. The 10-year lease, not including options, covers the entirety of Winrock's Level 2 office space. Colliers International marketed the space at $24 per square foot, according to our previous reporting.

New Mexico Orthopaedics has been headquartered at Presbyterian Hospital since 2004, according to Nancy Adelsheim, NM Orthopaedics executive director. Its new Winrock campus is set to open in December.

The firm's relocation highlights the trend of medical providers setting up shop in vacant spaces, largely due to convenience, which Adelsheim said was a top priority.

"This is a big deal for Winrock and we will be building on the momentum of medical," said Darin Sand, vice president of development for Goodman Realty Group, Winrock's developer.

Lots of local players worked on this deal: Colliers International's Scott Whitefield and Shona Martinez represented the property in the transaction. CBRE brokers Debbie Dupes and Dan Newman, along with NAI Maestas & Ward Realtor Dave Hill, represented the tenant, according to Adelsheim. Albuquerque builder Insight Construction will perform the buildout, and local architecture firm Scout Design will design the space.

If you grew up in Albuquerque, you might have had your first date at the iconic Winrock mall. By the time Goodman Realty bought it in 2007, Winrock, like many American malls, looked like a ghost town. Gary Goodman and his team set out on a massive redevelopment effort, and getting the Level 2 office development leased is a big piece of the puzzle. Still in the works: a hotel and residential development, among other things.
