Team Role: Terry is the primary client relationship manager and is the team’s negotiation lead. He serves as the tenant/landlord interface and leads global & national leasing efforts. He excels at balancing client requirements and team bandwidth, lending itself to an effective and efficient portfolio engagement.
Background:
Prior to joining Colliers International, Terry earned national honors as a consistent Top Producer for Grubb & Ellis Co. in San Jose, including the prestigious Rookie of the Year award in 1993.
Terry is a native of Santa Clara County where he graduated from Los Altos High School. After graduating from California State University Long Beach with a BS degree in Business, he travelled around the world with a backpack for 18 months visiting over 35 countries. Terry is an avid golfer and is an active member at Almaden Country Club. He is also a serious skier who logs thousands of vertical feet every year. He loves to cook and is a self-proclaimed wine expert. Terry lives with his wife Barbie and two sons Jack and Henry in Los Gatos.

At War with Apple and Google
When representing our client Omnicell with a 100,000 SF headquarter assignment, we were faced with fierce competition by the 2 tech titans that were literally devouring up space in the Mt View market. Our relationships with the key landlords in the market coupled with our negotiation strategy enabled our client to secure the ideal building at competitive terms. Our client prevailed in what was a true David and Goliath encounter. Omnicell now resides in one of the best headquarter buildings in that market.
BIG service for a small company
Kawasaki Micro engaged us to facilitate a space reduction strategy due to changes in their business. We were able to employ a reputable space planning firm at NO COST to our client which rationalized a space reduction from 20,000 SF down to 14,000 SF. This allowed Kawasaki Micro to confidently lease the appropriate office solution which achieved a $400,000 rental savings!
A Lease Renewal with Benefits!
Nitto Denko America needed to renew their lease at a favorable rent, AND incorporate much needed interior improvements. Our market knowledge and industry reputation leveled the playing field with the landlord, and provided the needed leverage to achieve all of our client’s objectives. We have since renewed that lease multiple times and now represent Nitto Denko nationwide, renewing their leases all over the country.
Experience Managing Global transactions
As Infoblox continued to grow in both the Asia Pac and EMEA markets, they required the same level of service experienced in Silicon Valley for numerous locations. Utilizing Colliers’ extensive network of global offices and quality service providers, we were able to provide expedient, reliable information and the appropriate manpower to complete assignments effectively. Additionally, our regional directors provided critical interpretation which resulted in sound strategy, even for small requirements in remote locations. Our local team was involved in every step of the way which de-mystified the real estate process for Infoblox in global markets, and provided confidence and peace of mind for what might have been a daunting task.
Rock Solid Budget
Our client was in the middle of an IPO and could not afford any surprises with the real estate budget for a new HQ building. Design, rent, operating expenses, construction, FF&E, IT, AV,Security, Fire/Safety, utilities, food service and all other miscellaneous costs were incorporated accurately. The budget was confidently brought to the board and approved, resulting in a new building delivered on time and on budget.
The IPO
Due to growth and their newly public status, Infoblox was facing the need to relocate into a new corporate headquarter building. It was critical to ensure that their specific requirements for the business and employee environment and culture were successfully incorporated into their new work home. We created a comprehensive analysis of the project criteria and assessment of alternatives against these benchmarks, and executed the overall strategy very effectively. They now occupy a new corporate headquarter building that perfectly meets their needs, delivered on time and on budget. Beyond the project we continue to enhance our relationship and are working on several other real estate projects for the company.

Team Role: I am highly focused on provideing the highest level of occupier services needed for our clients. I am responsible for the real estate strategy, financial engineering and execution for the team. I have significant construction expertise which helps our client's understand real estate budgeting and tenant improvement expenses prior to makeing a lease or purchase decision. We strive to help our clients make the best and most informed real estate decisions possible.
Background:
I'm a native of San Jose. In business, I have always emphasized the importance of the financial and strategic aspects of the business. Prior to joining Colliers International I earned national honors as a Top Producer at Grubb & Ellis Co. in San Jose. I started my career at Cunningham Associates. I currently reside in the Willow Glen neighorhood in San Jose with my wife, two kids and a big yellow dog!
Having earned a Bachelors and Masters in Computer Science by the age of 22 from Chapman University, Charlie hopes to utilize his experience in tech to complement his brand and expertise in the Silicon Valley real estate industry. With his unique background of software engineering in multiple sectors, Charlie differentiates himself by understanding at a strategic level what clients seek in their real estate.
Charlie aims to be the preferable resource for clients and partner brokers alike by creating solutions that better balance the requirements of employee retention, operations efficacy & fiscal balance. Charlie also supports German/Austrian investors, landlords and tenants in establishing or expanding their portfolios in the North American market. The many barriers to entering America can be daunting, but his team's expertise combined with a network of experts to call on enable Charlie to help his clients efficiently handle these barriers.
