Stephen has over 35 years of Commercial Real Estate (CRE) Research experience gained in both the U.S. and U.K. He has an expert knowledge of many CRE markets across the U.S. Having worked with brokerage firms, asset managers and data providers he has a broad spectrum of experience and is adept in forecasting, analysis and strategy. Prior to joining Colliers, Stephen was a Research Director with CoStar based in Washington D.C. His career history also includes eight years as Director of U.S. Office Research with Deutsche Asset Management and six years as Head of Research with Newmark Knight Frank in London, U.K.
At Colliers, Stephen is responsible for all aspects of U.S. National Office research including authoring quarterly reports, press interviews and multi-market analysis. He works closely with multiple Colliers' business lines including Office Services, Capital Markets, Healthcare, Law Firm Services, Property Management and Occupier Services. He’s a frequent author of blogs and thought leadership pieces as well as giving presentations to clients and industry groups.
As the National Research Manager for Retail Services, Nicole is responsible for studying conditions within the retail sector, collecting and reporting statistical data, and analyzing the data to identify significant trends and opportunities. Based in South Florida, she partners with national and local teams across the United States to deliver market intelligence initiatives to drive national competitive advantage through research strategy, development, and analytics.
Nicole has been in the commercial real estate industry since 2014, is bilingual in Spanish, and holds a Florida Real Estate Associate License. Enthusiastic about exploring the dynamic realms of the retail industry, she enjoys continual learning, seamlessly blending curiosity and enjoyment in every pursuit.
Craig brings 17 years of commercial real estate research experience to his role as Director, National Industrial Research for Colliers' national team. Utilizing his strong background in statistics, analytics, marketing, and real estate development, Craig is instrumental in growing and supporting Colliers' national industrial real estate business.
He is responsible for partnering with local research teams to produce innovative, thought-provoking research and analysis of industrial trends for use in market reports, trend studies, presentations, and custom research projects. In addition, Craig develops and delivers compelling national thought leadership pieces, perspectives on industrial trends to the media, and contributes to significant client-facing business development initiatives.
Prior to his current role, Craig led a five-person research team in Colliers' Chicago and Rosemont offices for eight years, and built from the ground up or enhanced research departments at three additional commercial real estate firms in the Chicago market where he managed proprietary databases to track property inventory, contact, transaction, and comparable details among tens of thousands of buildings in Chicago’s market.
Born and raised in the Chicago area, Craig is a graduate of Tulane University in New Orleans and currently resides with his family in Lake County, Illinois.
Bob is the Research Director for Colliers in Sacramento, California and also oversees the Reno, Nevada market. With commercial real estate research experience going back to 2015, Bob provides a best-in-class research service offering for the 40+ brokers he supports and external clients he assists. Tracking market trends, uncovering the story behind the data, and adding value with forward-looking perspective, Bob leads his research team to provide unparalleled insights for his clients to make informed decisions in a competitive and ever-shifting marketplace.
Bob’s experience spans the diverse commercial real estate landscape. He has contributed to or produced local, regional, and national reports covering the office, industrial, multifamily, retail, capital markets, life sciences, medical office, and land asset classes. Assisting brokers in winning new business and providing market presentations for internal teams and external organizations, Bob is a sought after thought leader in Northern California. After starting at Colliers in Seattle/Bellevue in 2015, Bob has been at Colliers Sacramento since mid-2018. Bob has been quoted in The Sacramento Business Journal, The Sacramento Bee, The Registry, Comstock’s Magazine, and Sacramento News & Review while also appearing on local television stations KCRA 3, Fox 40, and Univision 19.
With increasing leadership responsibilities, Bob’s career has accelerated with the completion of the Colliers/Harvard Business School’s Management Development Program, Leadership Sacramento, and Urban Land Institute Sacramento’s Young Leaders Group. Bob’s passion for commercial real estate, economics, and urban planning are evident in the work he produces and his desire to elevate his research capabilities knows no limits.
Derek is the Research Director for Colliers International covering San Francisco, California. As Research Director, he leads the organizational and strategic development of the Research service offering for the San Francisco office and works closely with the Colliers brokers and leadership to provide market expertise to clients and procure new business opportunities.
Derek has contributed to regional and national reports covering a wide range of topics affecting commercial real estate. He leads the development of thought leadership content in San Francisco, tracking real estate and real estate-adjacent trends at both the market level and individual asset level.
With 17 years of real estate experience in the Bay Area, Derek is an expert across multiple markets including San Francisco and the East Bay, where he covered the office and industrial sectors in Oakland, the Tri-Valley, and Walnut Creek.
For over 13 years Diana has a demonstrated track record of effectively managing the Industrial research department for the greater Chicago area and providing data driven analysis, industry expertise, and consultative guidance to business partners. Diana has hands on experience managing and leading teams focused on operational improvement, strategic planning, cost analysis and effective decision making.
Jacob Pavlik joins the Colliers team after working in the Economic Development and City Planning for local governments in Oregon and Virginia. At Colliers, he leads the research department to collect, analyze, and synthesize market data for Seattle and the Puget Sound region. He loves the challenge of taking complex data and making it easily digestible for a wide audience. He assists brokers with research specific to their client's needs, including geovisualizatoin and micromarket analysis.
His authentic passion for commercial real estate is seen most clearly when Jacob explores his local urban ecosystem and travels to new cities around the world to see how they function and relate to each other. He likes to see the built environment adapt to the changing needs, desires, and behaviors of the people who populate it. These functions fit perfectly into Jacob's role as Research Manager, telling the story of how commercial real estate in the Pacific Northwest evolves over time.
Jamison Shields joins the Colliers team after working for a boutique student housing developer providing asset management and development services. Responsible for research efforts out of the Portland office, related to office, industrial, multifamily and retail asset types. Jamison works to collect, analyze and synthesize market data for the local commercial real estate market. He provides pitch support, innovative GIS dashboards, and client-specific reporting.
Jesse is a Research Analyst for the Minneapolis-Saint Paul market. He works on Industrial and Office market reports and serves as a market expert for the Twin Cities.
As Director of Research | U.S. Capital Markets, Aaron is responsible for all aspects of research within the Capital Markets platform. He synthesizes and interprets a variety of data and information to stay ahead of trends that put our clients in an optimal position to make informed decisions. Aaron promotes the Colliers brand via best-in-class research reports, weekly insight posts, thought leadership, and contributions to numerous panels, media outlets, and industry events.
Aaron collaborates with every team at the firm and wears many hats: in-house economist, advisor, consultant, thought leader, strategic business analyst, presenter, and, of course, researcher. He connects with various industry experts within the Colliers organization to provide a customized solution for each client.
With a deep understanding of markets throughout the country, he provides a unique perspective on market dynamics across asset types and investment strategies, providing clients with tailored data and analytics to ultimately guide decision-making solutions.
Before joining Colliers, he spent 11 years with Property & Portfolio Research (PPR), now CoStar Portfolio Strategy. There, he advised institutional clients on their commercial real estate investment strategies across property sectors and also spoke at industry events, quarterly CoStar webinars, and in front of client audiences. Aaron also led and directed a team of economists who monitored property markets across the United States. Near the end of his tenure, he helped establish a new business unit at CoStar, leading in the hiring, training, and coaching of a team of 50 market analysts.
Outside of the office, Aaron can be found cheering on his children at their extracurricular activities. He also enjoys hiking, travel, relaxing at home or at the lake, or plugging away at one home project or another. Last but not least, he's an avid fan of Boston sports teams.
