Professional Summary

As President of Colliers International's Southeast and Mid-Central Regions | US Brokerage, Ryan is responsible for a geography consisting of 30 offices in the Southeast and Mid-Central US. He is responsible for a team of more than 875 personnel including 475+ brokers, 15 Market Leader managers, and 350 employees including a large support team of Marketing, GIS/Research and Market Analytics, Digital Marketing, and Core Marketing personnel. The brokerage teams Ryan is responsible for comprise leasing (landlord and tenant representation) and sale specialists in the areas of office, medical, retail, industrial, land, investment sales, debt/equity mortgage banking, and specialty disciplines, such as multifamily, student housing, hotels, marinas/golf, manufactured housing, tax credit housing, education, and seniors housing. He is the executive sponsor and liaison for Colliers’ Tenant Advisory Council (TAC), an 80-broker team of elite office tenant rep brokers throughout the country. 

Ryan is a member of the Colliers US Executive Leadership Team. He works closely with the leadership counterparts in property management and valuation on new business development and client retention initiatives

Accomplishments

Prior to Colliers International, Ryan was Assistant Vice President at NorthMarq Real Estate Services (now Cushman & Wakefield) in Minneapolis. He began as an investment Sales broker, later transitioning to a supervisory role while growing the Investment Sales team into new, geographic markets. Ryan was responsible for improving operations and marketing.

Ryan oversaw the GIS/Market Analytics team and served as liaison between the brokerage and capital markets groups.

In an effort to anticipate and respond to opportunities in the area of distressed real estate, Ryan helped found and coordinate the special asset services collaborative cross-company national effort, which included providing real estate services geared toward special servicers, banks, and other lending institutions.

Additionally, he was integrally involved in corporate strategy formulation at NorthMarq, helping assess and plan the future direction of the firm alongside the leadership team.

Prior to NorthMarq, Ryan was a project manager at American Express Financial Advisors’ corporate headquarters focusing on operational design and efficiency.

Activity Begins to Return as 2020 Concludes

The Tampa Bay office market faced one of the most unique and challenging years in recent memory. With the backdrop of a global pandemic, as well as a heated and contentious political environment, the local markets felt the impacts throughout 2020. Overall leasing activity fell nearly 36% to 3.6 million square feet in 2020 compared to the average yearly leasing activity of 5.6 million square feet. Similarly, investment activity declined by nearly 60% in 2020 to a total of $388 million of total volume compared to an average year that experiences over $780 million in transaction volume. Vacancy increased to 11.9% from 10.9% in the previous quarter and 10.7% from this period one year ago. Sublease space available in the market grew, nearly double the amount from the fourth quarter of 2019.

With the backdrop of a global pandemic, as well as a heated and contentious political environment, the local markets felt the impacts throughout 2020. Overall leasing activity fell nearly 46% to 2.8 million square feet in 2020 compared to the average yearly leasing activity of 5.3 million square feet. Similarly, investment activity declined by nearly 60% in 2020 to a total of $323 million of total volume compared to an average year that experiences over $800 million in transaction volume. Vacancy increased to 9.2% from 8.8% in the previous quarter and 7.5% from this period one year ago. Sublease space available in the market grew, nearly double the amount from the fourth quarter of 2019.

Record 5.8 Million SF Delivered in 2020

After a momentary pause in the second quarter, The Tampa Bay industrial market bounced back with record setting proportion. During 2020, the greater Tampa Bay industrial market, which includes Hillsborough, Pinellas and Polk Counties, registered the highest number of new deliveries on record. Over 5.8 million square feet of new industrial product was delivered to the market. Over the past ten years, as the market rebounded from the Great Recession, nearly 29 million square feet of industrial product was added to the market, which equates to 12.5% of the market.
