During that time, Richard took a 240,000 square foot property that was 50% vacant at the time of his engagement and, through his strategically targeted leasing program, successfully brought the office portion of the asset to 100% occupancy. He designed and executed a strategy to re-engineer the vacant portions of the building from a telco hotel to a more conventional office property, attracting such creditworthy tenants as Empire State College/SUNY, frog design, Travelocity and Pearson Education.
